The time has come for my 35 year old boiler to be replaced. 2 bed flat with one bathroom and 2 tenants. Any recommendations for a reliable boiler?

Worcester Bosch Junior so pretty much the smallest one.
It seems to be the best of the condensing ones.
These boilers-I think you have to have one of these condensing
ones nowadays when you replace due to environmental laws-
do not store hot water in a tank but supply on demand so no waiting
for it to heat up.
Many companies will give you a 5/6 warranty provided it is serviced
every year, which you have to do anyway as a landlord.
You might have to consider replacing the radiators but at a
minimum flushing the system.
In the end of the day with tenants you want something reliable
and easy to operate

We have a combi Worcester, it's been great, we are a family of 4 in a 2 bedroomed tenement flat. Always hot water and the flat gets very cosy.

We replaced our 30 year old Ideal boiler with an Ideal max vogue 32 combi A few months back.
There’s a smaller model in the range too.

Ideal have 10year guarantees, 12 when they have their own magnetic filter applied and one comes with that boiler.

Like cars people have their own preferences for boiler brands.
A few years ago I’d heard Ideal were ‘rubbish’ and Worcester /Bosch were the only ones worth fitting.
FF to 2020, Ideal have upped their game and fitters are recommending them again.
