Help me sell my friends house please!!

Hi, my lovely friend has had this house on the market for a few months, had a buyer lined up but they've dropped out. Had a couple more viewings which came to nothing :( Now no viewings lined up. It looks fab to me, are we missing something obvious? Any suggestions welcomed! Thank you!!

Are the shelves in the lounge built in? They could put some people off, esp if the floor would also need redoing if they are removed.

Really lacks curb appeal and is the roof in a poor condition, difficult to see?

Food for thought...ta :) how would you improve the kerb appeal? Colour? Plants? Roof is fine just a bit mossy. Maybe they need to redo the front of house pic?

Looking at the streetview, it seems like a lovely area with attractive properties, but the first photo doesn't look like that at all. It's not a good photo and it would probably put me off. I'd probably put some plants out the front and take it again from another angle.

I would sort the picture order out....kitchen pics are not together. Bedroom 3 is shown before bedroom 2. I would put the double bed in bedroom 2 and the bunk beds in bedroom 3.

There is another very similar property for sale. Maybe they are newer to market and taking the viewings at the moment.

The sitting room shelves are a little office like, and the front could do with some shrubs or pots. The kitchen is great though, as is the back garden (although a few more plants there too would make a big difference, I think)

The sitting room looks like a passing through place, rather than somewhere to relax in. I would say it needs to be made more cosy.

Take the hanging plants down in the bedroom and fill in the holes in the ceiling.
The pergola cover looks nasty.
Strip out loads of stuff from the wall units in the sitting area. Maybe even put the units in storage.
The lights being on in the photos make me think it's a dark property. Get the photos done at the lightest possible time of day for each room.
That pink splashback in the kitchen is a bit marmite.

I agree about the shelves if they are built in. It looks like being a faff of a job and would need doing straight away as they dominate the room. They also give it quite a studenty feel which isn't ideal.

I don't know the area but if you press the 'similar properties' button on Rightmove it brings up a house that is also in Bampton but has a downstairs that's about twice the size. Now maybe your friend's house is a more deirable part of Bampton but that would worry me.

It looks reasonably priced compared to the last two houses that sold on the street.

The angle of the photos is wrong, they should show mainly floor, very little ceiling. Could you style contents of the bookshelves in the sitting room to make it feel more welcoming - her ideas from Pinterest to replace some books with plants/ornaments etc?. The cds along the top look particularly claustrophobic to my eye.

Front of house - few hanging baskets or pots of coloured plants etc and pic taken from a better angle.

Kitchen-lovely

Living room - looks a bit bare. Can they add some more coloured cushions or blankets etc to seem more homely?

Bedrooms look really small and narrow around the beds, maybe bad angle though as usually taken from higher position.

Garden - bit of colour added and retake from better angles. Maybe set the outside table etc

Hallway/stairs pic is always a bonus for me.

I've had a lot of time to look at rightmove recently Grin

Jetwash the tarmac/paving around the house. It's all green and mossy, which suggests that dampness just loiters outside the house. There are a couple of brackets for hanging baskets... they need hanging baskets. And it could do with a group of colourful plants in pots of differing sizes, especially in the bleak corner by the door. That line of little pots on the left of the pic just looks sad and neglected.

Other off-putting things - the rooms that look really small and the red backsplash - are probably not things that can be improved upon or fixed.

Definitely need some greenery outside at the front - hanging baskets, potted plants etc. Currently looks soulless and very concrete, lacks kerb appeal.

The smallest bedroom is really a single not a double. It looks like there isn’t space for a chest of drawers in there. Also, other bedroom has a mattress on the floor? Makes me think the room is too low for the bunk bed which doesn’t have a mattress on the top bunk? I’d fix that for the photos and viewings even if you take it off for rag to day use. The way the bedrooms are set up make the upstairs feel disproportionately small. Maybe be better to swap the layout - move the double bed to the larger room and the bunk beds should fit with a bit of storage in the smaller room.

The photo of the front of the house is just awful, grey drab and depressing. Many people would just scroll straight past it.

I don’t think you’re missing anything obvious, it’s a lovely house. If I was going to live there I’d probably change the lounge a fair bit; the built in shelves aren’t for me, I’d need a big rug on the floor, furniture would have a bit more character as opposed to being Ikea-ish. But not things that would stop me buying a house unless removing the built in stuff would leave a lot of damage?

Internals present fine. Would go to town pimping the front outside and the seating area outside. And you can do it all in pots so could take the pots with you when you go.

And if its been on for a while, talk to other agents estate agents and tell them to be brutal in their feedback re presentation.

It's a lovely house. I would brighten up the front, hanging baskets, a few big pot plants . Take the kids pictures off the wall in kitchen and remove the other hanging bits. Again with garden, brighten it up with some colourful plants.

Bedrooms look tiny - where to the wardrobes and drawers go? The front just looks like a concrete slab - is there a front garden - grass and plants are great for curb appeal. Seems to be a sort of temporary roof over a part of the back garden? Living room looks like it would be a good office. Is there a fireplace as a better focal point?

The red splash backs are horrid. The downstairs is not at all cosy or appealing. Bedrooms and bathroom fine
