Help me sell my friends house please!!

Hi, my lovely friend has had this house on the market for a few months, had a buyer lined up but they've dropped out. Had a couple more viewings which came to nothing :( Now no viewings lined up. It looks fab to me, are we missing something obvious? Any suggestions welcomed! Thank you!!

Really dreary from the outside and a bit bleak inside. The frontage and the garden need some flowers and colour, and that pergola cover looks as if a high wind will drape it over the fencing.

The bedrooms (except the bunk bedded one) need more colour, and the white bathroom looks smart and clean but very institutional - it could do with a colourful vase or a pot plant or a nice bright bathmat. I actually like the red splash back Blush - it gives some life to the kitchen.

When we flogged our last place (small, and badly laid out) the estate agent said to clear up the clutter, hide it somewhere, because overflowing shelves etc (as in the living room here) make it look as if you've no storage (not that you have too much stuff) and that makes the house look hard to live in and puts people off. I think that was sound advice - it worked, anyway!

I wouldn't describe it as lovely but I don't know the area. The main exterior picture makes it look fugly as hell, sorry (to your friend).

The back garden exterior picture also clearly shows how overlooked/crammed in it is.

How does it compare to similar properties in the area?

We had a house with an ugly front, so we put the first photo as the view of the back, with the garden full of flowers. There is no reason the first photo has to be the front of the house. Think about the main audience and choose the best photo for them.

I agree with other posters OP. Kerb appeal. The first photo is off-putting. A whole lot of concrete and parking out front. I'd say green it up and get new photos done. I'd flick on by and never open up the deets to see the rest of them.

Bampton is a lovely area, I think it may be worth your friend trying another estate agent. The photos are really down to them to get right. When we sold out house the photographer on behalf of the estate agent moved things around slightly and enhanced the colour
