Help me sell my friends house please!!

Hi, my lovely friend has had this house on the market for a few months, had a buyer lined up but they've dropped out. Had a couple more viewings which came to nothing :( Now no viewings lined up. It looks fab to me, are we missing something obvious? Any suggestions welcomed! Thank you!!

I’m a designer and do home staging for investors. They really need to be of a selling/business mindset now that they’re moving .I actually think the problem is they need to change estate agents. The photos if estate agents have taken them aren’t upto par. They’re awkward and don’t really give a sense of the space. They need to earn their money! I will make my comments based on the images, I’m presuming they’re from January at the time of the listing so forgive me if there has been a spring clean outside and changes have been made.

They don’t have to spend much money to get it looking good for images and viewings. Besides it’s allowing people to see themselves in the home, so it doesn’t matter if it’s personal to the owner/s.

The front of the house needs to look like it’s inviting. Got to remove the moss from the drive way, the window ledges look like they need a wipe . It’s always good to give the windows, door garage a wipe or fresh lick or paint. For the gardens front and back I would add more colour, the back may have bloomed with colour as seasons but obviously images don’t reflect this. The front add something bright and chirpy, hanging baskets would be a good affordable option. Also the doormat, if it’s tired then maybe replace - it’s more for the overall view for viewings than pics.

What are the other homes on the streets like? Is there something that could be imitated to create a streamline look?

For the inside of the house I would de clutter the lounge shelves. I wouldn’t go to the expense or removing or modifying allow the buyer to do that, but do give buyers the option to see what they’re like. They’re so full that the eye is drawn to the stuff than the storage itself. Are all the electronics being used? Remove anything with the wires showing that isn’t being used. Or remove it for pics and viewings. I’d really clear the shelvings of a lot of what’s on them. Introduce some accessories if budget allows- if not keep some books and may colour group them for a feature.

For the kitchen the red may not be to everyone’s taste but usually it’s one of those things that people can visualise the change. I would clean the chalk board to remove the smears, leave a home sweet home kind of message on there. I’d remove the bits and pieces hanging up so it doesn’t look cluttered. Between the arch and the lounge is that a magnetic board/chalk board? Remove it if possible or remove the colourful pieces for pics and viewings .

Children’s bedroom really the mattress needs to be on the bed, and the table and chairs from the lounge brought in here. The added space in the lounge add small table and lamp/candle create a reading corner feel.

For the main bedroom I’d remove the hanging plants; add plants to bedsides by all means. New scatter cushions and throw and remove the piece of storage furniture at the end of the bed.

For the 2nd bedroom with the colourful art again i would add scatter cushions and throw. I’d remove the art of the side walls as it doesn’t create a cohesive feel.

Replace any light shades (doesn’t have to be expensive) but it can make a place feel fresher along with any paintwork touch ups.

Before people even consider a viewing they’ll drive to the property, but before that they’re now scrolling online. Not necessarily going to estate agents for info and suggestions first. The imagery is so important! Within a few seconds someone has gone past the property because the images haven’t enticed them. When a prospective buyer has a drive round looking they’ll know from seeing from outside if they want to make a viewing. It takes around 10 seconds for someone to decide their feelings on a property so it has be good first impressions. What’s the hall like? Give it some good consideration from outside property into the hall and the first room to create a feel good factor.

Do advise your friend that the estate agents work for them, it’s becoming a buyers market due to the lack to stamp duty and they won’t want to miss out due to lazy estate agents. They need to get feedback from them from Previous viewings. The listing should have a virtual viewing option too, to accommodate current climate.

The bedrooms look small, which might be an issue. I really really do not like the splashback in the kitchen so would have to take that out. The back garden too - the weeds need to come out from between those slabs. The front needs jet washed and some plants or colour added.

My biggest impression is that it doesn't look that well cared for outside, so that would be the first thing I would tackle.

I couldn't find any info on crime rate in the area. Is it an area that has problems? Also with the pandemic people may well be waiting a little longer.

Echoing what others have said: no curb appeal ane pressure washing and planting you make a big difference. The garden also looks more like a yard than a garden and could do with making it more attractive.

Inside looks fine to me and I don’t think it needs anything major.

Looking on Rightmove, there’s another house a few doors down for the same price but considerably bigger (downstairs is double th size) so the pricing might not be realistic either.

I like it inside as see lots of storage! But, looks like there's only enough comfortable seating for 3 adults - I even rule out holiday homes on that basis. And the tv is too high up.

Thanks all, some useful feedback which we can work with. Fresh eyes always help. No idea what happened to the previous buyer they sort of vanished!! Can't paint the frames as they are pvc, but can work with plants, power washing and some of the photos. Lots to think about! The original photos were taken on a great January day which hasn't helped!

The grey flooring down the stairs and the built in cupboards would put me off, but easily changed I suppose.
The front of the house also looks a bit bleak and bare. Think that may be because of the brown windows and door though. Maybe a couple of plants or trees out the front.

From the pictures the only thing missing for me is curb appeal. Hanging baskets, planters a nice cheerful door colour and away you go. I'd go and have a look.

I think the first photo of the house is v off-putting. Drab, grey and moss covered. As others have said, needs cleaning and sprucing up with some greenery.

The photos generally are too dark and weird angles which don’t really show the floor space or sizes of the rooms. They need to take them in better light.

Apart from that, the built in units and floor might put people off too.

Flooring in the lounge area looks very uninviting. The kitchen looks ok sizewise but the rest of the house looks cramped not helped by the mattress on the floor.

With a lack of space downstairs I would probably be thinking of making the biggest room the children's sleep + play space and making the 2nd bedroom the master. Then I would have the problem of where to put guests. So I would discount it on a practicality basis. The dressing it for sale wouldn't bother me as it's not what would influence me.

The 50% (100k) increase in price since it last sold 9 years ago would be off putting, would feel like I am over paying and could end up in negative equity in the future.

Hanging from the light is a child's toy they forgot was there when they did the pictures :)

It's a shame the pictures don't do it justice, it's a lovely house, cosy and the floor colour really suits the rooms. The units aren't built in- just bookcases with doors. We'll get the estate agent to add a note!

There is nothing actually wrong with it and is a good solid house. It's just very unappealing as it is. Flowery curtains are awful. Agree that outside needs plant pots to give it kerb appeal.

A bit cramped, soulless and ikea-esque for me, including the garden, but I bought a tumble down old wreck of a house and these kinds of houses seem to usually be popular with young families. Is it common to only have a small living room and a kitchen in the area? That would put me off

Get rid of the red. I wouldn't buy that as I couldn't live with the red and I know I would have to change it.

Honestly the clutter in the kitchen and living room would put me off. It needs a good thinning out of stuff and perhaps address the furniture layout it the living room, it feels cramped in the pictures. The rest of the house inside looks lovely though.

The outside lets it down a lot. The front is uninviting and lacks curb appeal, get some pots and flowers on the drive, give it a good jet wash to clean it up. The back garden...the pictures are poor and don't showing well. It needs to have a good lawn cut and the weeds on the patio dealt with, bushes given a professional pruning and then the pictures need redoing and from better angles to show it off more.

What is it like price wise compared to other houses of a similar size in the area?

  1. Add curb appeal. Power wash/plants.
  2. Remove pergola/veranda roof, make garden look brighter.
  3. Not keen on grey Lino looking living room floor and built in cupboards/bookshelves. Looks really uncomfortable, cold and not at all cozy. Not sure what could easily be done there!

It's really difficult to comment on property without knowing the area. I think there are probably lots of sales falling through with the uncerainty people find themselves in atm, so that's probably nothing to do with the house and if they did have a buyer, it obviously is marketable.

Here, the things that would detract:

A three bed detached but no ensuite. Personally I don't see the attraction but here it makes a detached house very hard to sell, so the price needs to reflect that.

No garage? Again, that would be unusual for a detached house here.

The second double bedroom looks like the bed barely fits. Might be OK for an occasionally used guest room but for a family house, might be better as a child's room?

The garden could be softened with some planting but I don't think that would put off anyone who otherwise liked the house. The front of the house would benefit from some flowering pots.

If those units come out they should take them out and redo the photo (without the monkeys hanging from the light). They probably think it’s great, practical storage in a house that lacks storage but it isn’t cosy or domestic looking to a critically eyed stranger. It’s too high, so the tv looks weird, the room looks small and with the kids table, dated sofas and hard floor it looks like a waiting room. Not even a normal waiting room in a solicitors or doctors but somewhere you really don’t want to be because it’s so awful they are trying to make it look homely to lessen your trauma. Also, with the flooring running through the whole downstairs I’d be worried if I removed it I’d need to replace all the floor.

The parking and detached are good selling points but the picture that shows them is dreary.

I love the white gloss/ grey kitchen but the wooden table doesn't go with the style and so the fact the chairs are also mismatched doesn't increase the appeal. I know the tables and chairs won't be included in the sale but as there is no dining room, it might be better to present the dining area in the kitchen as a more formal one with different modern table and proper dining chairs. Red splashback does not appeal to me but maybe tie in with red flower display. Also remove wooden bread bin as detracts from ultra modern white gloss style just like the wooden table. As someone else said also take down the kids' pictures etc. Very neatly presented though..hardly a disaster.
