When to instruct a surveyor?

Hi, my buyers have had their survey on my house done, but my sellers haven't found a property yet. She said they don't want to delay the chain and could move in with her parents if necessary but is it best to wait until they've found somewhere at risk of holding up the chain? My buyers are FTB in rented

If you really, really want the place then I'd be pushing them to agree a date (and move in with their parents) to keep the chain together you really don't want to lose a FTB.Id checkthe time limits on the FTB's mortgage offer and your own to come up with a timescale. However, it depends how motivated your sellers really are. Many years ago I worked on Saturdays showing houses and I've lost count of the people who said that they could go into rented/live with relatives etc so could sell "with no onward chain" but then held up chains for months on end as they really wanted to buy and had no real intention of moving out but wanted a buyer on the hook who had sunk some money (surveyor) and time into the purchase. I'd also say that most vendors are advised by agents to start looking only once they have their place under offer and so are proceedable buyers so your sellers maybe haven't had long to look for somewhere?

Thanks, I'll chat with my estate agent about buyers position some more, I know they've had their full mortgage approval. I suppose I need to push my sellers more as it's a business transaction, it's just not my nature to be like that. Wish all communication was through solicitors like the good old days lol
