is this house really worth it?

so ive been looking for a while for a house and have noticed a very similar thing where alot of people buy a house do it up but then only a few years later expect a ridiculous amount for it!
this house was a little dated but they brought it in 2016 for £230k
have house prices gone up this much in 4 years?

ill be the first to admit i think the house is beautiful but not £535k beautiful.

Everything is shoehorned into the space just a bit too much, that makes it look smaller than it might have if things had been designed in proportion.

Everything is shoehorned into the space just a bit too much, that makes it look smaller than it might have if things had been designed in proportion.
its basically a 2 bed but they are selling it as a 3 bed. i personally think they could have extended the kitchen area and made a real wow space. then maybe the price tag would have been a bit more realistic. they have only updated it cosmetically and are asking more than double what they paid for it

It’s the planning permission and lovely plans that’s driving that price. It’s going to be incredible with that added. At the moment it’s sweet but very dark. I’d love to live near Southwold, with some hens, bees and a donkey or two.

yes agree, but heres the bit i dont get. im assuming to do an extension like that to the standard of the rest of the house you are going to spend between £100k-£150k . i dont think you would see that back if you ever sold it. i think it should be on for around £450k

I think people may be re-appraising their lives, working from home, It’s near the coast, commutable to London within the day if required. The agents are trying their luck!

It's currently dark and poky, I also don't like all that picket type fencing - it makes the garden look like a nursery playground. It might be okay if extended. It is a lovely part of the country though. I love Southwold, which isnt far away, and prices there are incredibly high.

It’s chain free. It’s totally ready to move in to. Imagine you spent lockdown living in a first floor flat in Clapham or something; wouldn’t you want to get the hell out of town for the coming autumn/ winter if you possibly could?? And just commute into town the odd days that you have to be in the office??

Next year, you can always do the extension to sort the poky/ bizarre kitchen layout problem.

I bet this house sells!!

I really like the decor and the original features like the exposed beams and fireplaces. The layout is odd though, weird angle of the kitchen and a downstairs bedroom.

I agree with whoever said you're paying for the renovation, land and planning permission - that's a lot of extras from what they bought it for in 2016.

It's lovely and I love the amount of space it has. Chickens for some fresh eggs!

It has a very weird outlay. The kitchen is tiny and a strange shape, and upstairs only one bedroom has an en-suite. That means anyone in the second bedroom will either have to walk through the other bedroom or go downstairs and through the dining room to get to the loo in the middle of the night or first thing in the morning.
I do like the decoration and period features though and the garden is wonderful.

As always it's worth what someone will pay.

If they've put the work in but don't need to move, they could just be trying their luck to see if someone will pay it. It is lovely and having the planning permission does add a lot to the value.

The house is modern and there is a third of an acre of land I've been looking in this area of sorts for the past year and anything with land seems to be pretty pricey

Dies anyone feel a bit sad looking at those photos? It looks very homely and well loved. Like the sort of place a favourite aunt would live in, with a tabby cat, and a nice fox terrier.

Looking at the property when it was sold previously the current vendor has added an extensive hard drive and parking area , updated the house considerably , addled a 3 car garage with office plus an en-suite , and had drawings and associated planning costs so the new owner is ready to extend , when you add all that together plus the inflation over the last four and a half years on houses in that area , then factor in the Covid problem pushing people to want to move out of London I really don't think it's been over priced , no doubt they will expect an offer so have priced that in mind
It's two main selling factors as I can see it are it's proximity to Southwold which commands a premium and it's setting within 1/3 of and acre gives plenty of scope for spacious annex and facility to work from home
I doubt it will drop much below the £500 k with the stamp holiday

Can’t really claim too much credit. If you click on the link half way down the right hand side of the page that says property sold nearby it brings up the history of all the houses sold on that road in recent years.

For all the improvements I don't get why they haven't done anything about that weird pokey kitchen-cum-corridor?
That alone would put me off. The rest is lovely, if a bit bland.
