is this house really worth it?

so ive been looking for a while for a house and have noticed a very similar thing where alot of people buy a house do it up but then only a few years later expect a ridiculous amount for it!
this house was a little dated but they brought it in 2016 for £230k
have house prices gone up this much in 4 years?

ill be the first to admit i think the house is beautiful but not £535k beautiful.

Pretty sure this will be snapped up. People go a bit mad to be near Southwold - it's Chelsea-on-sea.

i think its lovely but im not familiar with the area so was thinking the pricing was a bit steep.

It's currently dark and poky, I also don't like all that picket type fencing - it makes the garden look like a nursery playground. It might be okay if extended. It is a lovely part of the country though. I love Southwold, which isnt far away, and prices there are incredibly high.
We're planning to add picket fencing just like that around our Victorian cottage! But now you've said that, I'm going off the idea Sad Sad - what style fences can I do instead? I can't afford walls.

You can't ever put a house on MN without the context of location or the local market and get a reasonable answer to 'is this a fair price'. It varies too much from place to place and even street to street in some locations. It's a pretty house though.

It’s lovely even if the kitchen is a bit weird. Londoners who buy in Southwold are price blind so it will sell but not to locals.

I agree. The kitchen is too dark and too small. Work should have gone into extending this area of the house rather than many garages. You do not live in garages. The EA blurb says 1.3 acres - so not 1/3? I think its a bit expensive and will sell for under the £500k mark to a second home owner.

I forgot to say - second home owners do not want much garden upkeep. That's why it is simple. Adding an extension will cost £££ and I think these owners should have done it. However they seemto have spent the money on other things which, in my view, are questionable.

It’s definitely had new windows and doors. It’s been landscaped outside including a new drive and fences. New log burners which probably cost a few thousand each. New kitchen, bathroom and en-suite. New carpets. The detached triple garage and office appears to be new too. Plus it has planning permission to extend. I wouldn’t be surprised if they’ve spent £100k or more. Of course that doesn’t justify the £300k price increase.

i think they should have put more money into the fencing aswel. the fencing looks cheap

Definitely worth it. Location is fantastic, period property and a good large plot. It's lovely.

The whole area around Southwold is becoming very overpriced, especially if it has character. I grew up not far away and would love to live there, but could never afford it now.

It's on a 'London Road' according to the plans = a main road of some sort, would put me off whatever the price

Surely the A12 is the busy road, the A145 not so much? Especially out of holiday season.

That's not what I'd call a main road really, wouldn't put me off at all.
It's a nice house on a very lovely plot, but I'd suggest it is priced very strongly. How is the rest of the local area - have all properties inflated by a similar % (- a little for the refurb work)?

People often overvalue refurbs - you've put loads of effort in, endured months of dust & spent a fortune so of course the house has doubled in value! The reality is the value just isn't there & it often results in a net loss for the seller.

You'd have to know the area to understand the price. 5 miles from Southwold = huge mark up. And it will sell at that price.

It’s a nice house but I know the area well and it’s on a fast/busy road, which joins up with the A12. It’s actually not that close to Southwold or really in Brampton village itself. A great location for Latitude though!

It’s really expensive too, if you look at what you can get in Beccles, Halesworth or surrounding villages.

I agree with PP that they’ve ripped the heart and soul out of the garden, where have all the trees gone 😢
