Mortgage renewal

Our mortgages is up for renewal after 4 years in April 2021.
I’ve not moved house before with a husband and children .
When I did sell my 1st house in 2013 it was a odd predicament I was in
Anyway moving on.
We are currently in a tiny cottage . Had to stay put as my husband had a ccj which is now gone .
I am so so excited to move , we want to move house and location.
We are staring to think about putting things in place.
But when do we put our house on the market ? Before the renewal I guess . Should we start to look at property’s before the end of the year.
I feel clueless.
More research needed .
Also is it hard to swap primary school when moving to a new area .

you can port your existing mortgage product and then renew it once you move to new property.

if your credit scores are good enough to go through the credit checks, nothing stops you moving.

Unless you've got a ridiculous redemption penalty then I'd get it on the market now. The market still seems very buoyant and with the freeze on stamp duty you'd probably still be better off even with an early redemption penalty.

As PP said it may be possible to port your mortgage. You'd have to weigh up how competitive their rates are against your ERC.
