Have found the discussions on mumsnet absolutely invaluable over the last couple of years and this is my first time posting

We are thinking of moving to Epsom from central London.

We have found some properties in the circle in the middle of epsom common - 'epson well'. The location seems lovely. Lots of green space around and the travel to Epsom station not too bad.
It is difficult however to ascertain if this is a 'good' area, i.e safety and all the rest of it. The property prices don't really go much higher than 650kish, despite being in very good condition, so I am thinking its not a well sought out area?

We went there recently to walk through to the common behind it.

It certainly felt safe and nice - this was a nice sunny Saturday morning about 3 weeks ago.

The woodland and common area is lovely - if you like a rural walk just out of your back door its a great location.

Hi OP, we considered Epsom when moving and it seems like a lovely area. I think the distance between Epsom Well and Epsom station is probably why the houses are a bit less expensive - it's a 20-25 minute walk, which may put people off. The train times are also fairly long - I think it's 40 minutes to Victoria and longer to London Bridge.

I'm not sure if it's a safe area, but you could look at the police crime map to find out? It may also not be in the catchment for great schools. Distance to station and school catchments seem to be the reason that seemingly desirable areas are less expensive.

Thank you all. We have since found out through speaking to a few people that the wells area is actually one of three council estates in epsom hence the reduced value. The properties themselves are all semis/detached eg on the greenway but we have been told this has affected value
the location is absolutely beautiful however but we have now expanded our search a bit further out
