How many properties did you view and offer in before you got your home?

Hi, I offered on first one I viewed (didn't get accepted) and about to offer on the 7th house I've viewed. Just wondering how much is it a numbers game or do you just know when you know?

First home, loads.
Second home, one.

EpilepsyMum4 · 10/07/2020 00:01

We viewed the first house and loved it, but viewed another a street away, just out of principal, and it was dire. It just cemented how we felt about the first one and how perfect it was, we were lucky.

Gyptian · 10/07/2020 09:51

Following. We’re sold and trying to find a new house. We offered on two and were rejected-the second one after getting into a bidding war. Seen 11 so far. The market where we’re trying to move to is crazy with at least 15-30 viewings per property and houses selling for way in excess of the guide price. 🙁

Sushiroller · 10/07/2020 11:12

We viewed about 30* 😳
But we had 2 small catchment areas and were considering everything from "stepping stone" houses (1300sq ft 3 bed semi) up to "forever" homes (2500sq ft 5-6beds)

When we found our house 3 couples were interested.
We did one viewing and made a fair offer same day - no messing about. It was accepted within an hour.

If you find something you like it move fast and be decisive.

*In defence of my pickiness, it's absolutely the best house that was available.

ChillyB · 10/07/2020 11:22

We were first time buyers in 2018. We viewed four houses in total and offered on and bought the fourth.
We had a really clear idea of what we wanted to buy and the fourth house ticked all of those boxes for us. There was a lot of interest in this house and we had to move quickly.
Years of watching property porn (location, location, location) I think also helped 😆

Bells3032 · 10/07/2020 11:22

@Sushiroller you sound like us. We are looking at two areas and trying to look for forever homes but also open to everything

nettytree · 10/07/2020 11:38

Saw about 10 houses. Loved the first, but a bit expensive. Offered on 2nd, it needed work but near sons school. Rejected. Loved the 10th, put in offer straight away. Got it.

isseywith4vampirecats · 10/07/2020 12:07

viewed about 6 houses offered on 2nd one started low and increased the offers till it wasn't far off asking price ( higher than last house in that street sold for) but seller messed us about looking for somewhere for her to move to in the mean time this one came up and was empty and we were cash buyers so offered full asking with the proviso it came off the market and got it

SallyLovesCheese · 10/07/2020 12:31

Viewed about a dozen, but at first we were looking at higher-priced ones that were "finished" and it took us several houses before we realised we wanted a cheaper one we could put our own spin on. Offered on one, was rejected (they sold several months later for a lower price!) then offered on another one where the owner kept taking a week or more to answer then took the house off the market because he thought he could get at least £30k more after Brexit (Hmm). Finally offered on the one we got and we're happy we didn't have our offers accepted on either of the other two!

Smyths · 10/07/2020 12:59

Viewed 4, offered on only the one I bought (the 4th one)

Darkbendis · 10/07/2020 13:30

We are in Scotland.

Flat: saw 2, put sealed bid for 1st , didn't get it; saw 2 more, offered for the 1st of these 2 (fixed price, so offered the asking price), got it.
House: saw 5, offered for the last one seen, offer accepted ( it went to sealed bids, final and highest offer)

intheningnangnong · 10/07/2020 14:08

Viewed it, bought it. No other houses looked at

zizu73 · 10/07/2020 19:05

We viewed around 10 house, offered on 2 and was successful on one.

MayFayre · 11/07/2020 08:25

Viewed 5, only offered in this one

Didicat · 11/07/2020 09:07

Viewed 5, offered on one, 2 offers both times we’ve bought

weepingwillow22 · 11/07/2020 09:11

We viewed about 20 and offered on two. We were moving to a different part of the country though and needed to decide on local area as well as property.

NotMeNoNo · 11/07/2020 09:23

Depends if you are looking for something unusual. We were just looking for a 3 bed suburban house, looked at about 6 variations in the same area , the current one was by far the best, we offered the asking price within hours of viewing. Previous one we were looking for a village house with space to run a business, looked at loads that weren't quite right.

Malin52 · 11/07/2020 09:24

Wow, low viewing numbers here! We viewed 6 only today. Probably viewed up to 30 on the past 2 months. Made one offer and it was a back up offer for the only place we found that suited us. The first offer went though so we continue to look!

There's always been something that is a deal breaker for us: no sea view, busy road, too close to the neighbours, entertaining area too small, deck too small, no fruit trees, no storage, too far from the beach etc.

intheningnangnong · 11/07/2020 09:42

deck too small, no fruit trees, no storage

Surely all of these are easily fixed?

MrsTribbiani · 11/07/2020 09:50

We viewed about 15 houses, I think.

Offered on three houses unsuccessfully (sealed bids, two houses went for 50k over and one for 70k over asking price and way over our budget!).

Had an offer accepted on one house at asking price, then they changed their minds about selling a week later.

We were first to view our house, offered the asking price there and then, offer was accepted and the whole thing through to completion was really quick and painless, thankfully.

That was 13 years ago. We’d quite like to move again, but dragging our feet because I hate the whole process so much!

yesterdaystotalsteps123 · 11/07/2020 18:40

Did not get house number 7, went to cash buyer. Trying to view house number 8 but can't even get viewing, the sellers aren't getting back to ea with a time so it doesn't bode well.

Intheningnangnong not really and not when we are spending at the top of our budget already

New decking would be $50k at least, to mature, fruit trees take 10 years at least and it's not really possible to magic up a garage, a boot room or a hallway cupboard

Chicchicchicchiclana · 11/07/2020 21:11

Just the one. I wanted a particular street, it was the only house on the street I could afford.

PeachandBee · 12/07/2020 13:30

We went to put an offer on the first one we viewed (not in love. smaller than we wanted but had potential and perfect area) but was just beaten by half a day.
Viewed 2 more before putting an offer on the 4th house (in love with it. perfect size and location) which was rejected (EA playing silly buggers and its STILL SSTC). Viewed 4 more plus 2 new builds before covid hit and we gave up completely disheartened. Our needs changed over lockdown and trying to find a 4/5 bed in a good school catchment with living area on the ground floor within our not awful budget was soul destroying.
Suddenly, a house that fit all the criteria and well under budget popped up. I viewed that day, offered 15k under the asking price and got it the next day. I dont feel as enamoured with it as I did the 2nd 'perfect' house but it is actually a better house in every way and I'm really excited to move in.

patas · 12/07/2020 14:46

Viewed about 10 in person.
(Millions online Grin).
Offered on 3 (one after the other, as they all fell through for different reasons)
Got the 4th house I offered on.
Process took about 1 year.
I hated it, I don't like uncertainty, I doubt I'll ever move again!
