How many properties did you view and offer in before you got your home?

Hi, I offered on first one I viewed (didn't get accepted) and about to offer on the 7th house I've viewed. Just wondering how much is it a numbers game or do you just know when you know?

We completed in April this year. It was the 6th house we offered on! The market in the suburb we searched/bought in is CRAZY. Think 12 couples at each viewing the day after going on the market. 3rd one was accepted, then got a call the next morning from the estate agent as the vendor had changed their minds and were withdrawing it from the market.

In the end we definitely got the best one. I think there were a couple we shouldn't have offered on in hindsight, they weren't right for us but we really felt the pressure during the search as the area is flying up on price and we were terrified we were going to be priced out.

Current home: very specific requirements, didn't need to move, so we were only looking at house that could definitely work for us (we stayed in same area so we knew all the houses coming on the market, in some cases knew the owners, in all cases knew someone who knew the owners). Viewed 4 houses over a period of a year or so, low offer (but maximum of our budget) on one rejected, then offered on ours.

Previous house only offered on one other (again less than asking and rejected), didn't see loads, maybe 4 or 5?

Previous house, I'd chosen 3 streets all with identical terraced houses, so looked at all those for sale and offered on 1 I think.

Flat before that bought from a colleague, didn't look at anything else.

Flat before that was so long ago I can't remember, but don't think I offered on more than 1.

We viewed about 6, put an offer in on one which was accepted, though we ended up in a bidding war. That house was a bank repossession, and we were waiting weeks to hear back from them.

In the meantime, another house..identical but with an extension, and a huge shed / granny flat came up. It was also in a lovely cul de sac instead of main road. We ended up getting that for only 17k more.

When the bank came back 2 months later we told them we'd already bought somewhere else.

The last one we bought we viewed 15, offered asking price on this one. Didnt offer on anything else.

I generally only offer on something I really want, there isn't a lot generally available in our price range so it is all about the compromise and so I dont tend to make speculative offers at all.

First house - viewed three, bought the cheapest.
Second house - viewed about five, only offered on one, asking price, bought it.
Third house - needed to move. Had to buy in a certain place. Viewed every single house that was on the market at that time in our price range in that place (choice of six). There was one house that we ruled out straight away due to the style of the house, the state of the house, and the location of the house, we made offers on all the other five. All five were rejected, we reoffered on two, and were again rejected. That left us with only the one house that we had ruled out completely. Offered on that at 25% below the asking price, and now we live there.

My first house was one of only a couple I viewed. The seller accepted two offers and raced us. Very unethical.

My second (current) house was the second one we offered on. The first we withdrew from because of structural concerns.

It was all rather easy. Selling and buying.

Not so much now...

I put top end of asking price in on house number 7 at 9am this morning. Still waiting to hear back. It's a probate sale. I know they have viewings booked in tonight so don't know if they're going to go ahead in the hopes of a bidding war. Eek

Current house was the only one we viewed as only one we could afford Grin

Looking to buy again and have already viewed 2. I can’t imagine looking at 10-20 as the small town we’re looking at it could be 5 years before that amount of the size of house we want comes on Shock

Two including this one. We lost the first one but tbh, though it was sad at the time, this one is far better so it all worked out.

Thanks guys. Not heard anything so think they've gone ahead with tonight's viewings in the hope of more offers. I've checked Rightmove about 1000 times today but nothing come on market today. Are there other places to check? I presume Zoopla has same properties? I also think Rightmove should have the option of nearest property to your desired postcode rather than just highest/lowest and newest/oldest, and don't get me started on how it jumps from 1 mile to 2 miles. Think I need a relaxing wine!!!

We viewed about 25, offered on 2, neither worked out so it is back to the drawing board in a few months time....

With this purchase I saw 2 others
With the previous one, I saw 2 others.
But I’m very thorough with research before I view. I’ll do a drive by, and study the floor plan in detail. Don’t want to waste anyone’s time. I initially dismissed my current house from just the photos. The decoration was so garish. Look deeper and it was a very well maintained house

First flat 2005, very fast paced market, buying on my own and really struggled to compete with couples. Viewed 13 I think, offered on 6 or 7 which all went to closing date, didn’t get any of them. Finally managed to buy the last one viewed by offering immediately after viewing. It had compromises, but was a great wee place, newly renovated, right in city centre and sold it 2 years later for nearly double what I paid.

Current home, viewed 2. First we absolutely fell in love with, it was stunning. Went to closing date and we lost out by less then £1k 😩. Bought second which had been on market for ages so no competition. Had some compromises, not stunning (70’s bungalow), but was definitely the right one out of the two as its in by far the best location and we will make it stunning.

We viewed 6 when we bought our house 8 years ago. Offered on 1 and it was rejected (ridiculously overpriced). We were about to offer on another one and it sold (to a friend of mine, unknown by both of us at the time). We had our offer accepted on the 3rd.

Really glad we did. We're moving now and it's a good house to sell - great location and nice garden. I'm hoping we won't get too stressed finding our new house.

We viewed loads of houses, I cannot remember how many now but I think it was somewhere between 20 to 30 houses. Offered 4 times on 3 different houses and bought the first house we had offered on after their sale had fallen through and they contacted us to see if we were still interested.

Ugh, house has had 5 offers going to best and final on Friday. Another house has come up on road with a higher asking price but it's been renovated already. I've booked a viewing as house I've offered on hasn't been updated since 80s and some of the plug sockets were 1950s, so a lot of work...

Viewed approx 15. Was looking for period/character. Very slim pickings. Offered on one property, twice, both times accepted (my sale fell through but potential purchase still remained on the market) Eventually my purchase fell through.

Went into rented to keep my sale. Found another property and we have exchanged.

For what it's worth I have 55 viewings on my sale. Three offers, first offer pulled out and the 2nd and 3rd became a bidding war.

First buy viewed 4 I think, offered on 2 first offer we dropped out after the survey found some quite bad bits then viewed and bought the house next door.
2nd buy we viewed 24, it was 24th we bought, although had previously put offers in on 2 more, one had gone to sealed bids and we didn't get the highest and the 2nd was top of our budget and the seller wasn't willing to drop a penny from the asking price.

FTB, bought the first house we viewed, although we did look at two more so we had something to compare it to. It was a few months before we had planned to seriously look, but it popped up on Rightmove as I was browsing and it ticked nearly all our boxes (except parking, but I’m happy to walk round the corner to have a kitchen like ours!)
