Felting over existing flat roof?

We are selling a house and the flat roof over the lounge/kitchen has started to leak. The flat roof is 12 years old. The roofer has suggested just felting over existing felt roof instead of removing old roof and replacing with a new one Is this a recognised method or just a bodge

It's a bodge. If it has been leaking the wood underneath could have rotted as well. It won't sit flat either due to the other joins it will lay in

Last time I bought roofing felt for the shed I’m sure it said on the pack that it would last ten years.

If your roof is over that the felts probably done.

You can’t claim insurance either as it will be classed as regular wear and tear as it’s old.

Presumably a new roof will be a selling point for your house and it will show up on a survey as either needing done or having been done.

This could make the difference between someone getting a mortgage on it or not, as they may not have cash to fix it if a retainer is out on the mortgage so you may have less interest in your house from buyers.

So I’d get three quotes with a view to getting the work done with a guarantee that you can pass onto buyers.
