Rough estimate of cost

Could anyone give me an idea of how much they think this idea would cost.

Tear out kitchen and refurb as a reception room. Turn reception room 2 into a kitchen and knock down between that and lounge/diner?

Good quality kitchen with a builder not diy.

We are doing the exact same thing at the moment.

Our layout is ever so slightly different to yours as your current kitchen is our current dining room and your "reception 2" is our current kitchen- we're switching them. Our sizes are almost identical for the lounge and kitchen area

We were quoted £4.5k to:

• Remove current kitchen
• Take out the wall (supporting wall, so included getting building regs etc)
• Move all associated electrics and plumbing (repositioning radiators, relocate water for taps/dishwasher/fridge)
• Plaster and making good of all walls, ceilings and flooring, but no painting/decorating

We also got a quote for 1 contractor to come in and do the lot.
As well as the above that included:

• Installing spotlights throughout new kitchen diner
• Adding hanging lights above new breakfast bar/island
• Fitting whatever kitchen we chose
• Laying new flooring throughout (which we were to provide)
• Removing a log burner and blocking up existing fireplace.
• Sourcing and installing 2 sets of aluminium bifolds

That quote was £21k
£15k without the bifolds

That particular quote seemed like a massive jump up from the £4.5k quote, so we didn't go with that.

Quotes excluded the cost of the kitchen & flooring as we've already chosen that.

Our flooring for that space was approx £2, which included limestone flooring for the kitchen (~£600) and LVT for the rest of the downstairs (~£1300, on sale)

Kitchen quotes were between £7100 (B&Q, no fitting, included dishwasher)
£9.5k wren (with fitting, but no appliances)
£11k howdens (no fitting, included dishwasher)
£8.9k from DIY kitchens (no fitting, but included dishwasher and an American style fridge freezer)

Above kitchen quotes were all for shaker style kitchens with quartz worktops.

I don't think that 15k quote was too unreasonable. The joy of having a contractor in to do everything is that it's down to the to coordinate it all and you get completion dates (with financial penalties if they're not met) written into the contract. Their plumbers, sparkies, plasterers, etc... will all know each other and should hopefully work well together.

I think I'll have about a 50K budget so it sounds like it's possible. Debating whether to leave the kitchen where it is and just knock through the wall that way rather than moving everything around

We did a substantial build and refurb a while ago and managed to keep to the budget by getting a fair amount of items on ebay and gumtree.
Got an absolute bargain priced worktop fitted vertical retracting cooker extractor which made for a clean finish.
Do shop around for tradespeople too as we found the prices really varied a lot.

Costs do vary a lot depending on where in the country you are. The quotes seem pretty cheap to me except the Howden kitchen which is high.

You have to consider the drains. You can pipe water anywhere in a house, the drains on the outside are the issue. Your current kitchen is at the front of the house. Where can you drain into outside for the new kitchen location?

It might mean just digging down the side of the house to connect up to the downstairs wc, or there may already be a drain system at the back of the house but obviously the drains aren't on your plan. It is just something to consider.
