is no news good news? buying a house and haven't heard anything for over a week

last week we found out our offer had been accepted and our mortgage had also been accepted.

I passed on my solicitors name etc.
But we haven't heard a thing from either the estate agent, mortgage advisor or our solicitor since.

Can some one please advise as to whats going on at this stage of the process? and what we can expect?

You should be booking your survey now. Have you spoken to your solicitor or the agent etc, they are likely waiting for you to act.

I called my solicitor and advised that I have given his name to the estate agent to pass on and he said he hasn't heard any thing from the other party or the estate agent.

last phone call which was over a week ago with the estate agent was that we will hear about getting into the house again for fixtures and fittings.

Our mortgage advisor said that our survey was included in the mortgage we got? we are first time buyers so we have no house to wrap up on our end.

I’d keep on at them. When I bought my house last year (in Scotland) I had to constantly call to find out what was going on, both sides. It was ridiculous. I’m still waiting, almost ten months later for an answer to a question I asked the other estate agent three times! Doesn’t matter now but it was very frustrating. I hope you hear back soon.

Call their estate agent for an update then?

Chase, chase, chase, thoughout. It's normal (within reason). If you're the client who doesn't do it, you'll be the one left on the 'to do' list, while everyone else's requests are dealt with.

The agent should have sent memorandum of sale to both solicitors. Then the solicitor should ask you to fill in forms, provide ID and pay to get the searches done. Have you done your actual mortgage application or just had an agreement in principal? Surprised if you've done that , they've done the valuation survey and approved mortgage in a week? Are you not going to have a homebuyers or building survey?

Lol at enjoyable experience. Sorry OP, you have to continually chase to get anything done - buying a house is a pain in the arse!

Hi OP - just a word of warning, your mortgage company will include a Valuation Survey which ensures that they will not loose money if you default on your mortgage. In a lot of cases this now just involved a drive past to ensure that the property exists as land is generally valuable enough to recoup costs regardless of the state of the property (this is exactly what our mortgage company, nationwide, did). This will not tell you anything about the state of the property from your point of view (ie is there subsidence, a roof that needs replacing, dangerous electrics, dry rot etc). In order to check that you are not going to be lumped with an uninhabitable property or huge costs in the immediate future you need to pay for your own private survey. This was news to me too (but thankfully my brother is a surveyor!)

In our case no news was bad news. Though you are still at the beginning of the process so I wouldn't worry too much yet.
We knew that things weren't quite right when we had heard nothing from the vendors for 3 weeks. Then heard they had changed solicitors. No forms back from them for 4 weeks. They then pulled out after about six, after we had sunk £2k into legal fees and survey. Very frustrating.

We are in Scotland so slightly different process I realise. But when we bought last year with nothing to sell it was very straight forward. Only once had to contact broker to check mortgage was fully approved (which it was), otherwise really simple once we’d provided all our financials, ID etc at the beginning.

We used a conveyancing only firm in another city, same with broker so all was done via phone and online. They were insanely efficient, emailed me with everything at the relevant time, telling me what needed signing and sending back and when etc. We went from offer accepted to getting keys in 6 weeks exactly. Hoping all goes as smoothly for you.

We are in a similar position and I would definitely keep on top of it. Whilst there can be long waits for searches to be done, its a good idea to check in regularly otherwise things tend to drag on (on what is already quite a lengthy process)

yep. chase chase chase. call the estate agent regularly or things will progress slowly.
