Whiskyinajarro · 02/07/2020 13:01

Hello,

Does anyone know how delayed Land Registry are with changing ownership of property info?

We bought a house in April and are wondering if Land Registry have updated the info yet Smile

Thanks

Mine took 6 weeks, during lockdown

ShanghaiDiva · 02/07/2020 13:32

I bought in June and my solicitor said it should take about 8 weeks.

Whiskyinajarro · 02/07/2020 13:39

Thanks both. Very helpful.

Due to redundancies & new jobs we have to sell already Shock and relocate but obviously can’t sell for 6 months.

Nightmare!

Why can’t you sell for 6 months?

Whiskyinajarro · 02/07/2020 22:56

@ChipotleBlessing Apparently it’s some mortgage lender rules or something like that.

A buyer won’t get offered a mortgage on a property thats been sold within 6 months. And that’s not 6 months from when it was purchased - apparently it’s 6 months from Land Registry update Sad

Huh. That was not something I'd ever heard of, the six month thing.

Commiserations on the situation Whisky, does seem like you can put it on the market any time you like but buyers will be thin rather than non-existant. There's always a developer around who'll buy out of their own pocket, no mortage.

Have a look at the cml handbook. Date of change of ownership not update of land registry.

Lemonylemony · 02/07/2020 23:37

I understood the 6 months to be anti money laundering, but if you can evidence why the quick sale I was under the impression it would be acceptable?

Whiskyinajarro · 03/07/2020 07:18

Thanks everyone. Had a look at the only cml handbook - I feel even more depressed!

I bet this will happen quite a lot for those who completed over lockdown (our house was empty). So many job losses.

Not sure where “only” has come from in my last post :)
