Anyone currently buying a new build?

Just that.

Wondered if there's anyone in the same boat as me?

For those who have had delays on completion date - have you managed to get any extra discounts or incentives from the builders? Or, have they sort of said "you've exchanged, so you are legally bound to what was agreed"?

We are. We are not as far along as that yet though, opposite position actually. Got some excellent incentives but not looking like we will meet the 6 week deadline as our buyer had a couple issues. Praying they don't withdraw the incentives!

Our house was due to complete June but is now November due to Covid, but we reserved after knowing that. They are selling like hot cakes so we are lucky we got the incentives we have (reserved right at the start of reopening when they probably didn't know what way it would go)

We bought a new build 2 years ago. We were then offered a considerable amount to sell to a reli of the neighbour. It was lovely but not as much character as the house we bought next.

Yeah - I think it's because new builds allow people to overcome the high LTV mortgage requirements because they have Help to Buy to top it up by 20%. So, only need to borrow 75%.

Also, Help to Buy is going to be First Time Buyer only territory from next April 2021 onwards. So, I imagine a lot of people who are not FTB are looking to secure the HTB scheme now if they can and want a new build.

@itsundermypillow wow - that's generous of the relative. Yeah it's a balancing act isn't it? Character vs. novelty and convenience.
