Quick question, any EA's / solicitors about?

Could anyone give me a clue as to how quickly it might be possible to complete in this scenario in the current situation please?

Cash buyer, property vacant, no chain.

Searches already done, but will need a survey.

Appreciate it might be a 'how long is a piece of string' question, but grateful for any rough guesses.

If you are the one buying....get on phone, call surveyors, pester and find out. Do it quick before the surveyors get really busy....housing market gone bonkers near us....truely bonkers!

Been in a similar situation, got a surveyor to go round and he called me from his mobile from the pavement outside and talked me through the issues. I was happy to proceed without receiving written report which was going to take days. Yes, we were on legally dodgy ground but to be honest the reports have so many caveats in them anyway re legal liability we were prepared to take the risk in that particular instance.

Surveyors will tell you by phone their current lead times.

Local EA's usually have a network of surveyors they know who they can put pressure on the surveyor re timetable to get the deal done.

Not a lawyer or an estate agent.

Have all the forms on the details of the property and the leasehold/freehold been sent to lawyers yet?

Is there a managing agent.

Technically could be done in a week or 6 weeks depending on the caseload of your solicitors.

I saw on average so long as no survey complications average of around 4 weeks.

I'm a conveyancer. I've done it in a week, I think that was post-survey but everything else to do.

You need your seller to be very quick with their replies as there WILL be enquiries.

Back in my conveyancing days I got one through in 3 weeks including a survey but as others say, it depends on the seller's solicitor pulling their finger out too.
Also depends where this is - I am talking about England.

Oh sorry, thought your question was just about the survey. My fastest purchase was exchange and completion start to finish in one week......well by around 1pm on the Friday. Bit hairy, solicitor went out and got very drunk afterwards :)
Physically did searches ourselves. And had excellent morgage broker.
