Loft extension cost help - pic attached

Hi all, we are having some quite big work on house (is falling down!) and have been quoted 50k for loft extension but not including roof. It doesn’t feel like we are making the most of the space or getting much for money. Can anyone share their thoughts? Thanks

Can you make the bathroom an en-suite as well? And also cupboard as walk in wardrobe?

Ours cost £50k finished including re-roofing and dormer.

For context (sorry should have said ) the converted space is 32m sq. And we live in London (in case that is relevant).

I had in my head would be the whole loft space, it seems we are not getting much for our money.... Aibu?!Smile

50k in london and you get 32 extra sqm. Sounds like a bargain to me. What's the quote for the roof?

Roof was around 7. Does anyone have any idea how much it would be to properly convert all loft? As in to attic space, not shaded area to left? Thanks

It cost us an extra 2k for the roof tiles to be replaced, but the original ones came off when the loft was being converted anyway - it was just that the originals were too worn to go back. What structurally would need doing to the attic space that isn't being done when the rest is? (and I'd leave the bathroom as it is & not make it an en-suite, you get the extra wall space in the bedroom & the rest of the house can use it instead of having to go through someone's bedroom)

Is it because of the restriction on additonal space via permitted in cubic metres? So because additional space would need to be restricted head height? It's hard to tell from the plans
