Help with estate agent photos

Estate agents are coming on Tuesday to take photos for our listing and I’ve lost all perspective on whether there’s anything more I need to do!

So far I have:
Iron tablecloth
Change and straighten bedding
Maybe add some fresh flowers?

Any other tips appreciated!

It looks lovely. Any artwork you can hang on the walls? Yes to flowers - I'd go for something nice and bright and summery.

I’d also consider moving the covered chair to the nook in the dinning room

looks super-tidy!. My comments:

move the kitchen bin which takes over the photo
put the towel on the towel hooks, not hanging over the radiator
remove the pans on the impractical high shelf (says to me 'there isn't enough storage'. Perhaps put something ornamental up there.
don't worry about flowers.
I like the uncluttered bookshelves which say 'there's loads of room'

It looks a gorgeous house! How did you do the bedroom floorboards?
Only things I'd do is flowers, possibly I know this sounds daft but something out in the kitchen rather than it looking completly empty?
I think it looks a fabulous house though!

Agree move bin outside for photos.

Anywhere else pans can go. Makes storage look limited. Maybe place some cooking books or a plant there.

I think you've over-decluttered!

Put your kettle etc back on the worktops.
Take away the tablecloth.
Move the squished in a corner armchair from the lounge to the empty corner in the dining room.

How's the garden and front looking?

Agree about the kitchen bin and the pans in shelves. Actually would recommend taking the kitchen photo from a different angle so you can see the units rather than the window.

Move the single chair in front of the bookcase. Move the bin.

Where is your tv? I always look for where people have their tv in the pictures so I can figure out how the room would work for us. If no tv I always think there isn't room for one.

Looks lovely and tidy. You are really good at taking the photos as well.

It feels a little bare like no one lives there. Flowers are a good idea, maybe have out a coffee pot or toaster (or have they said not to due to Covid?). What is on top of the kitchen cabinet straight ahead - is it a tray?

Also I think the sitting room looks a little tight with the chair next to the sofa and blocking the bookshelf.

I echo the previous posters.

  1. chair in front of bookcase looks odd, can it be moved anywhere?
  2. is tablecloth hiding an ugly table? If not, remove it
  3. get rid of bin in kitchen, move tea towels and put something back on the sides....it's too stark!
  4. Plants and flowers, inject some colour

I am a former EA and taking good quality photos was my passion. They may make some suggestions when they are there.

Yeah I also think over-decluttered. It doesn’t look homely - feel kind of sterile and rental-ish. It’s beautifully tidy but I’d add some personality back in.

It's too bare and looks a bit like a very nice furnished rental because of that. It needs softening and a bit of personality injecting. Pictures, plants, colourful cushions or rugs, etc. need adding.

Move the sheet covered chair next to the sofa. Take the table cloth off the dining table and put a vase of flowers or pot plant on the table. Straighten the bedding on that bed. Put some things back onto the worktop in the kitchen and move the bin and the pans on the high shelf.

What's the bathroom like and what about curb appeal and the outside space?

Agree with everything said. Also how about putting something on the mantles above the fireplaces? Such as a vase, candle or pretty glass.
Maybe a log or two in the fire baskets and coffee table style book on the shelf below. Just to make it look lived in.

Looks nice, op. I think the kitchen looks a little bare. Could do with either a plant/potted herbs or a fruit bowl maybe.

Looks lovely. Only thing I would add is make the bed and smooth the covers/duvet. Dress it a little, pump pillows, add scatter cushion. Also close bedroom door for photos, makes that wall smaller with door open.

So many responses, thank you! To answer a few points:

Bin and tea towels - yes that’s a great idea, agree they take over the picture

There is a kettle and drink making station just to the left out of shot. I could put the toaster out on the countertop though.

How bad is the covered chair? There not really anywhere to move it to, the empty looking nook next to the fireplace is needed to open the utility cupboard door

I’m half moved out as living with my partner for lockdown. I’ve had several estate agents round but they all thought the emptiness was fine and allowed people to see the space
