Help with estate agent photos

Estate agents are coming on Tuesday to take photos for our listing and I’ve lost all perspective on whether there’s anything more I need to do!

So far I have:
Iron tablecloth
Change and straighten bedding
Maybe add some fresh flowers?

Any other tips appreciated!

OP I'm selling my flat and, like you, live with DP so the flat is relatively bare with just a few bits and pieces of furniture. I asked the EA how I should dress it and they gave me great guidance. Advice was that viewers can see the property is vacant so it's not going to be strange if there aren't lots of bits and pieces like towels in bathroom, appliances on worktops and pictures on the wall. Also recommended leaving bigger key pieces of furniture so people can understand the size of the room and what is likely to fit so sofas, tv unit, dining table etc as you have done. They also suggested dressing the bed and leaving a few cushions etc. but no need to go much further than that. Advice suited me perfectly because I wasn't keen to take more stuff in only to have to move it all out again when the property sells.

Think you have the property looking great. It certainly wouldn't put me off viewing because you don't have a kettle on the worktop.

If the table really doesn't look right uncovered at least get a tablecloth that fits. It looks like you've draped a bedsheet over.

Can you cut the grass (I assume it's a lawn!)?

OP the garden pics will look much better by Tuesday, when there are blue skies! That's the only thing I'd add that others haven't...

And perhaps take the kitchen pic from an angle that doesn't show the bare end of the kitchen unit with the hooks in it?

It is a lovely property, I love the bedroom floor and the fireplaces

Just one thing which might not be the case for you: we've just had photos taken and were not allowed to be in the house when the photographer was there. So absolutely everything needed to be in place before he came and we didn't have the option to try out different things (the garden pics look better from one angle with all the garden furniture in place but from the other end of the garden one chair looks weird, we would have liked to move this).

As I said it might not be the case for you, especially if you've not been told that already but just thought I'd mention it.

Couple of coloured cushions for sofa (looks very bland in there). Move bin out of kitchen, tablecloth off table. The bed needs making, that is irritating. Also make sure that the toilet lid is shut when they take the pictures (nothing worse than an open toilet lid). Just a few spots of colour around. Its a shame that you have nt got time to re paint the outside building or the fence panels (which would look much better, again another splash of colour). Maybe try and cut the grass though. House is beautiful though OP (and those wooden floors, gorgeous)

No clutter is great - I'd maybe just add a couple of choice items purely to dress the rooms. In the kitchen for instance some pots of herbs n the windowsill, maybe a nice bottle of olive oil and a bowl of lemons on the side (and definitely move the bin!), I'd probably lose the table cloth (unless the table is a horror) and add a vase of flowers, and agree re moving the chair from next to the sofa (which looks a bit squashed) and putting it in the alcove of the dining room. I love your bathroom.

Okay I’ve tried again with the kitchen and living room. A bit limited as to what I could do at the lest minute but I can grab some flowers for viewings

I still think you need some flowers and greenery in both rooms.

Looks lovely 😊 OP. Don't worry too much.

I'd like to see more fireplace less table in the dining room. But everything looks fine (minus the kitchen but there's not a lot you can do with it).

Lovely house OP. Those floorboards are just gorgeous.

I’d close the windows. I don’t know why it’s bugging me in the pictures as I’m a fan of open windows in my own house. But it’s distracting in the photos.

I also agree with a pp about tugging the curtains slightly to hide the edges of the windows. They’ll look more dressed.

Can you centre the rug and table in the dining room? They look a little squashed over in the photo. Obviously in real life you need the walking space but it might look better in 2d.

Smaller table cloth is a great improvement. The chair is better too. I really like the last kitchen picture. The green walls help. I feel the first angle needs a touch of personality but I’m not sure what.

Thanks all, I’ll pop out tomorrow for some extra flowers.

I moved over the dining table to show slightly more of the fireplace... perhaps I’ll just move it back and ask the photographer to take a close up of the fireplace 🤷‍♀️

Do you have a towel rail in bathroom? I had special towels and bath mats just for viewings and photos and I also hid the cat litter trays from the photos

Put a couple of nice bits on the dressing table. A mirror/little pot with bits in etc.

It's looking better already OP. The tablecloth is a bit wonky - dips down on the right hand side - although a much better size! What's underneath the throw on that armchair? Could it come off as it looks a bit dishevelled and untidy.

  • Get rid of little chair thing in sitting room - makes it look crowded.

-Either remove table cloth or fold it in half or something it the table is not attractive. It’s way too big for the table.

-The rug underneath the table on the other hand is too small and should also go.

-Remove the hooks on the side of your kitchen cabinet.

-If you have a spare rug lying around lay it down in the bedroom. Maybe use the one from the dining room. Just put the legs at the end of the bed on it.

-if you have other curtains/a piece of fabric you could convincingly drape across the frame for a curtain in cool/nuetral tones then do so.
