Help with estate agent photos

Estate agents are coming on Tuesday to take photos for our listing and I’ve lost all perspective on whether there’s anything more I need to do!

So far I have:
Iron tablecloth
Change and straighten bedding
Maybe add some fresh flowers?

Any other tips appreciated!

@Ohhhh all 3 estate agents told me not to bother changing anything! Maybe I need to speak to some more...

The table is nice but I’m not sure if it fits with the rest of the furniture, I’ll try taking the cloth off and see if it looks better

I can't see any photos of the oven - I'd want to see that to know how the layout of appliances works in the kitchen..

@delilabell they’re sanded and then painted - they were previously a very battered cream and it took 2 x undercoat and 2 x topcoat (white gloss) to get them looking right. They’re not the easiest to keep clean though... I’ll have to go round with a damp cloth to polish them before viewings I think Blush

Op your place looks really good, these are just little things. Could the chair go in one of the bedrooms? It’s hard to tell from your photos.

Final things - is the garden/front of the house tidy? If you move the bin can you move it again to photograph that space?
Question to the estate agents on here - do buyers notice or care if stuff appears when they view that weren’t there on photos (like a table or a bin)?

How about dressing the kitchen? Bowl of fruit maybe? I'd also take the chair out of the living room

That squishy chair in the first pic and the bin in the kitchen are standing out to me so I'd move them for photo purposes.
The rooms look pretty bright and airy so I'd really try to make those aspects the main focus of the pictures rather than worry too much about the furniture etc. However that could just be me because whenever we've purchased property I'm able to look beyond the furniture at the potential.

Clear clutter.

I am selling my home; and used to work as a photographer. The photos the estate agent have taken are pure rubbish.

The photographer should advise you. If you go round with them, they should tell you if anything needs to be moved or rearranged in order to get the best possible photos.

@Mischance - the OP has taken the photos and is seeking advice before the EA takes photos for the listing!

OP EAs tell you nothing needs doing because they want your business asap and don't want you to delay marketing, plus many improvements make precious little difference to their commission.

I agree with moving the covered chair into the dining room.

Take the table cover off and add flowers.

Move the bin outside and tea towels to the hooks.

Can you make the desk in the bedroom seem more like a dressing table? A small mirror, a pretty perfume bottle or even a pile of books?

Agree with above plus;
Ease your curtains closed a couple of cm so that they just cover the sides of your windows. Honestly it looks more professional than curtains scraped back.

If that's the kitchen, it looks absolutely tiny - a different angle will prob help. Also as pp said about the location of the tv?

@RainbowMum11 the kitchen is pretty tiny unfortunately! Agree a different angle might help though, there’s another cabinet just out of shot to the left. Any suggestions for adding colour apart from plants/flowers?

Eally nice, clean and decluttered. Living room looks good in second pic but that chair looks squished in the first. Get rid of the tablecloth in the dining room and put more chairs around- it looks too bare. Hang some artwork - prints are inexpensive.
The kitchen looks too bare too. Move those pots and put a bowl of colourful fruit out.

I'd look at adding a few things back, it does look a bit empty. Add the kettle and maybe a biscuit tin into the kitchen but remove the bin. Add some colourful flowers, some artwork and something in the corner of the dining room. I'm not sure about the table cloth either unless the table underneath looks awful.

Flowers in bedroom too ....
Bowl of fruit / veggies on kitchen worktop...
Arrange a few candles in bathroom....create a relaxing feel ? ...don't need to light them ha ha
Looks lovely and clean and fresh which is the main thing

Like others have said...move the kitchen bin, put a few things out in the kitchen (few storage jars , fruit bowl etc so that it looks used) and a few colourful additions and personal belongings around the other rooms to make it seem like a welcoming home eg rug in the bedroom, colourful cushions on the sofa, flowers, art on the wall and so on

Are your fireplaces working? Could buy the cheap logs you light, just to show they are usable.
