How many bedrooms/bathrooms?

Looking at extending/remodelling, which is better: 5 bedrooms and 2 bathrooms (one en suite) or 4 bedrooms and 3 bathrooms (one en suite)? Plus downstairs WC in both cases. 5th bedroom would be a box/cot room, or could be used as a small study.

I'd say 5 and two, but, if at all possible, for the 2nd one not to be en-suite, but to be available to the whole family.

In effect, you have 4 bedrooms and a study then, for many families, with two bathrooms.

Are all four bedrooms occupied? If the master has an en suite and there are three beds with people in them, then two bathrooms. If the fifth bedroom is really a study name it as such - these days a space to work from home is valuable. But I still think three people trying to use one bathroom in the morning is tricky.

Depends on how many people are in your family.

I would rather have four beds, if two of the bedrooms could be en-suite plus a family bathroom.

Are you doing it for your family or for profit?

We're a family of 6. We have 5 double bedrooms, one en suite, a family bathroom and a downstairs loo.
We looked at a lot of houses with a bathroom for each or most of the bedrooms but in most cases they were quite pokey and felt shoehorned in. I'd rather fewer decent sized bathrooms.
Our set up works well for us, more bathrooms just feels like more to clean tbh.

I think 4x bedrooms, 2x bathrooms (including an en suite) and a small study is fairly standard now and works well.

I would question the value of having 4 bedrooms and 3x bathrooms if that means losing a study/extra bedroom and having 2x family bathrooms.

We have 4 bedrooms and 3 bathrooms and we find it really convenient for our family, but, most people find it ludicrous that we have so many bathrooms, more so than think it sounds great. So if you are thinking in terms of buyer appeal I'm not convinced the third bathroom will be a selling point.

This is of course all anecdotal based on my friends and acquaintances.
