Loft conversion- prices

Anyone around who's had a loft conversion? Waiting on a couple of quotes at the moment but trying to get an idea of how much it's going to cost and if we can afford it or if it's worth it. We've got a detached 3 bed house that we'd like to convert the loft into a fourth bedroom with maybe an en suite space permitting.

Obviously I know every building work is different and often things are discovered along the way that incur costs adding to the final bill but just wonder what people have spent on a loft conversions. We're not in London, in the Midlands. Not sure if that had much bearing on price!

We live in a good sized Victorian terrace in the South West. Our loft conversion was £40k last year. We ended up with a bedroom, large en-suite and walk in dressing area.

Ours was about £50k including en-suite, dormer and re-roofing.

28k two years ago , two double bedrooms and a shower room with toilet.

Ours was around £26000- double bedroom and bathroom. There were no hidden costs and we didnt have any unexpected issues either. 2018

Had an L shaped dormer added last year, large bedroom, en-suite and small walk in wardrobe, just under £50k by the time we’d carpeted, painted and a few other bits.

Planning on it for next year - expecting £40-60k, as in London and need a major roof overhaul while we're at it. It'll be a dormer with bathroom in it, new master bed at front of house, underfloor heating, storage in eaves and a lot or roof and gutter replacement and repair.

We have loads of eaves storage too, was surprised at how much. Realised I left the architect fee off as we paid separately that was £600. Our conversion wasn’t a dormer we had a really big high loft. Several people who quoted us who practically drooling about the size of it Grin

Should add that was finished so including painting, carpets etc. with new slate roof. North west England.
