When a letting agent says Mrs X earns £25,000 per annum
does this include things WTC child maintenance and such add ons.

No one can possibly tell you, apart from the lettings agent! Tax credits and benefits are not earned income. But letting agents are not famous for their deep affinity with the truth.

I've never known the income of anyone I've rented to when I was a LL - I assume you are asking because you want to rent somewhere and will be undergoing a credit check, OP?

This is crazy! Knowing their income is basic diligence. You should ask for three months' bank statements.

The letting agent did the credit checks for us, Weasel, and we heard if they've passed or not. They may share information such as previous CCJs or bankruptcy, but not the amount of their salary for example. I agree that some form of check on the finances of the tenant is vital!

Which is what made me wonder if the OP was asking because she wanted those elements included on an application of her own - because that's not the way letting agents have dealt with applications from the LL's side in my experience, they do the credit check which is more than just salary information. Maybe the OP is a LL and just using the LA to find the tenant and run the checks themselves, in which case I'd get more info from the prospective tenant via the LA.
