Am I better to get a mortgage ready before seeing one I like ? Not seen much on the market but I want to be ready also how much does it cost to put an offer on a house

You need to get an agreement in principal (AIP) from a mortgage lender or broker first of all. A lot of agents will only let you view of you have an AIP, and they won't accept an offer without proof that you can afford the house.

An AIP is also a good idea as it gives you a firm idea of how much you can borrow.
