south norwood

Hi All,

I've read a lot of helpful advice on house hunting and areas on Mumsnet but not joined myself until now...

We're looking in South Norwood. Have a maximum of 400k to spend and would prefer a small house or perhaps a freehold flat. I've seen a few that need some work but could be nice. One house has appeared a little further down, opposite Woodside Primary. Does anyone know that area?

We don't have a car and so am trying to be very sure before viewing anything, as it will require using public transport. So any thoughts or advice about these areas would be really helpful.

I live in South Norwood - ask away! Is the house on the main road opposite the school? If so I’d avoid - it’s very busy day and night.
Key questions are around your commute - where do you need to get to? Lots of options round SoNo, but down that end you’ll be a good 15-20 min walk to Norwood Junction station, but it’s handy for the tram.
Do you have kids? Woodside is ok, I hear, but there are better primaries in the area. I’d say nicest parts of the area are around the Lakes area, and there are some nice communities on the streets between Portland Road and the country park.

What are your priorities?

Yeah, it's on that road, directly opposite the school. I thought the road looked busy from street view.

No kids as yet. Priorities are nice street with nice neighbours and preferably a house over a flat. Walking distance to a train station is also helpful, 15 min walk doesn't sound too bad at all.

You’ll def get a decent house round here for that budget. It’s still very much ‘on the up’ so if you buy something that needs a bit of work you’ll only make money (not necessarily important, but worth knowing!).
If you buy north of the station you’ll be closer to Crystal Palace, which is great for pubs, cafes, restaurants etc.

Somewhere like this would work, and the area around Grangewood Park is nice:

But without knowing what your priorities are in terms of where you need to get to every day for work, it’s harder to advise - there are lots of options!

Ah, thanks. I did see that one and thought interesting, although I've got 400k including any work and that needs a bit of a refurb...

I'd heard that by the lakes was nice, but mostly flats... but Grangewood Park area is nice too?

I've heard the roads by the country park are nice as well, but maybe out of my price range..? What about roads nearer the station..?

I've done some research on the trains and Norwood Junction is great. The overground to east London is very helpful for work, as is the train to Clapham Junction. I know that East Croydon also goes to CJ and faster, but not huge fans of Croydon town centre so wouldn't use that much.
