Hi,
Could anyone living around the area could advise us please? we are thinking about making an offer for a house :

we are a young couple with a toddler. we liked the house and the area. we are not sure how much to offer. anyone knows the area well please ? any thoughts will certainly help. thanks

i know the area quite well.
nice part of welling, we were looking to purchase around there, fairwater avenue, wendover way...etc(we purchased elsewhere).
price wise, based on the property sold in the area last year until post Brexit and offers we were trying to purchase with no success ourselves.
seems not overpriced at all.
i wont be surprised they will achieve full price on that one(subject on the condition once viewed).
only criticism, the study is on small side as 4th room.
privacy issue with the garden.
good size kitchen, well maintained property, utility as plus.

i will assume you're first time buyer, with a good deposit 20% or more and the seller keen to sell( was advertised 06/2019) ask why was pulled out of the market) i will offer 450 :)

thank you so much. very helpful. On the price part we are a bit confused because there is a house close to it that was advertised with 400k and moved to sold stc the same week( we were unable even to view it ) : www.rightmove.co.uk/s6p/76874830 Now certainly the kitchen is smaller and less desirable but we found that the global size is quite close and this one has a much bigger size garden. So we don't really understand this price diffence of 60k.So either the one with 400 is underpriced or the one with 460 is overpriced. what do you think please? thanks

The first house is 4 bedrooms and has upstairs bathrooms the second one the bathroom is downstairs which would put me off. The first house has a nicer specification- kitchen, garden and study room. It's a popular area as it's close to Welling High St shops and Bexleyheath shops, close to the A2 and the park. The Grammar schools are very good in this Borough. I'd offer £445k and go from there.

thanks. totally agree. but we think that moving the bathroom upstairs( there is already a place for it) and a new kitchen will not cost 60k. especially that the second house's garden is much bigger.

@dani17, I think a single storey extension to do that will set you back 50K when you cost in the fittings etc plus you'd lose space upstairs making it smaller. There's the hassle of doing it too. The first house is bigger. Depends on your budget I suppose and whether you can find a cheaper property in that area to extend. The Stevens park area has some nice houses which people add double storey extensions to and the houses, unmodernised go for about 350K and £425 modernised. It's a different part of Welling though.

thanks. it is not a problem of budget. we can go up to 500. we want make sure that we will offer the right price. the second house was sold very quickly so we are supposing that 400k is a good price for it and use it as a benchmark .

Best bit of Welling around there in my opinion. We were looking in similar areas but ended up going to Sidcup, but am sure would have been happy there.

Danson Park is lovely, and you're close to a good primary school (Danson Primary) for when your toddler grows up.

I'd have no hesitation in considering that property, looks nice. I'd go in around 435/440k and gauge the reponse.

Nice houses in the good bits of Welling, Bexleyheath & Sidcup tended to go quite quickly pre Covid. Not sure what demand is right now.

thanks. good houses with good prices are sold very quickly even after the lockdown. As I mentioned above, i didn't even get the chance to view the second house. it was sold during the same week.

first property purchased £315K May 2014
4 bed house on the road achieved 465-470, year 2017.

second property is STC, the price achieved isn't published yet, could be less or more than 400.
it's 3 bedroom with garage, minus the toilets upstairs.
