Building quotes higher?

We’ve recently gone out to tender on a big renovation. The 3 quotes back have been very very high! My architect said it’s the first big job they’ve put out for tender since early February.

Has anyone else found this?

The builders we’ve contacted are all keen to take on the job within next 4-6 weeks, so it isn’t like they priced it high as they aren’t really interested.

I know the day rates of the different trades and I can’t reconcile how long the job will take with the quotes I’ve received.

E.g. a quote of £40 to take a single door off the hinges and store it somewhere else in the house till after work is done??!

Any advice please? The only thing I can think is that I project manage everything myself and hire in trades as and when needed.

We're all the quotes in the same ballpark? What was your expectation of the cost and what did the architect think?

Hi @megladon2020 - we were expecting £250k all in (excluding professional fees). First quote was £300k, second quote was £450k, third quote £250k (but excluded some big items we’d asked for).

We are a large contractor doing high end builds in London and charge about £20 for removing a door for storage
It would be cheaper if there was a lot of them

Sounds expensive if they are charging that.

It should be half hour for 1 man tops.

Sounds familiar! The architects have one version, the reality usually somewhat different as you have seen. My request for work not exceeding 200k has cost 300 easily and that's only half of the full project.
Be VERY questioning in precisely what is and is not included and if it is what has been budgeted. For example you might expect an oak internal door but the builder may have only specced for a flimsy £25 Wickes special.

We are going through a pretty large project at the moment ( not as big as yours though) we got 7 quotes the range was massive £2.1k m2 to £4.5k m2 although nothing was coming in as low as the average numbers banded about for planning on the web etc. We are SE. We didn't go with the cheapest as liked a specific building company.
