Dream House is back! what do I do?? Please help

We lost our dream house just before the pandemic and were outbid £5K by another couple. We are actually going to view a house next door this weekend. Dramatically, we got a message from the seller today as the couple couldn't get a mortgage, and ask if we are still interested.

They didn't give us a price, which would have been easy... I am so nervous I don't know if we should stick to our original offer, or offer what it was sold at. We are first-time buyer, the house buying process is just so difficult!

Thank you so much... fingers crossed something good will happen to us

@onceuponatimer We've told them we are interested and will come to a decision shortly, they agreed we can have the first refusal. If everything goes as planned, we will decide to make an offer this weekend after viewing the other house. My partner is a lot more cautious and wanted to make sure we have everything in place before sending an official offer... Our decision in principle just expired so got a new one and speaking again with the mortgage broker, etc..

I am holding my breath!! I hope we are not being too slow!

@Honeyroar Thank you for the reassurance! It's almost identical with a different interior, and we've asked the original house for viewing on the same day too since it's been a while. As DH says we have to make an informed decision. By the time we should have everything ready to go, I am prepping my paperwork already like a mad woman while trying not to put my hopes up! I hope we're doing it right.

We put in the original offer, and we got it!

It has been a dramatic journey so far and a lot of things going on, the same day we viewed the house another couple viewed it and made the exact same offer minutes before us. We were even thinking to put a cheeky lower offer, luckily we didn't... (but who knows, the house price might drop at least we'll have a house we love) I wasn't sure how it works when they say we had the 'first refusal', but I think our circumstance is probably better and they are desperate to move.

Just yesterday we had sent our documents to the mortgage broker, and forward our decision in principle, proof of funds, and solicitors contacts to the EA. Although we got the offer, we might still get problems with our mortgage etc.. sadly nobody's job is ever safe in this economy. I am sure the couple before us didn't know they would have to drop out before completion. I wouldn't celebrate too early (though that's too hard), so fingers crossed!!!

Thanks again for all your wishes and advice. I really hope it doesn't just stop here!
