Side return extension/infill extension

Hello. In the next 2-3 years, we are thinking of doing a side return extension/infill extension as marked on the floor plan in green, including removing the pillar in the middle of the kitchen, removing the outdoor loo and removing the walls between kitchen and dining room, making it open plan. We will of course get an architect to do the drawings and get builders to give us qoutes in the coming months, but would anyone have any idea how much would the estimated cost be? I have attached a photo of the ideal look of the back room. I think it will be very expensive, my partner disagrees claiming that infill extensions are cheaper. Many thanks.

It looks as though the house has already been extended into the side return, up to the boundary, beyond the bay window?

I would suspect that while the space is small, the job would be big, involving moving pipes and drains which is probably partly why the extension didn’t take in that area first time round. We have the same layout (no extension).

Side return extensions in general are mega expensive. £100k (london) though there are cheaper ways, like what you already have

Yes we are in London but £100k way too much for us. Was hoping for £60-70k but had a feeling it would be over optimistic.

The alternative would be to remove the pillar and the loo and install large doors to the garden.
