South London house move - Where?

We’re hoping to move and buy a bigger house this year. Ideally 4 bedrooms or 3 if there is space to extend. Budget is £750k - 800k. We’re currently in zone 2 South East London and I’d rather stay in Peckham/Dulwich area and so far we’ve considered parts of Bromley including Beckenham and Sutton. My partner is more keen to move outside of London so we went to look at Woking last week. I don’t really fancy the commute and high fares but am open minded. We’d also have to reduce our budget if we moved out of London.

We have a 1year old girl and planning another in the near future so primary and secondary Schools are important as we’d rather not have to move again. I currently work in Victoria and Partner around Oxford Circus.

Does anyone have any suggestions of where would be good to buy? Any intel about what the area, schools and commute are like? Anything else we need to consider? Also open to new neighbourhoods we may not have thought of.

I should mention we’re a mixed race family so would rather somewhere with some diversity.

Is there any info I’ve missed out? Feel free to ask.

www.rightmove.co.uk/property-for-sale/property-70760874.html If you do look at Ladywell/Crofton Park (SE13/SE4), this house is a 3-bed semi with a lovely big back garden (for London), £725k - it says there's scope to extend and I know a lot of houses that way have loft conversions. It's in a pleasant fairly quiet side street in an area with lots of families with young children. Good park in easy walking distance. The decor is not to my taste, but remediable. It's very well placed for a good primary school and an excellent girls' secondary school. Good for transport too. SE4/SE13 is a very diverse area, ethnically and socially. We've lived in various parts of this area for nearly 35 years and I love it.

Actually, I see a few houses on Rightmove of a similar size within a few streets of each other all at that price.

@Toomanycats99 really interesting, could I ask whether you make this move from dulwich area to carshalton? We are based near dulwich too like OP and wondering about a move out to carshalton either village or beeches. Any advice would be amazing thank you 🙏

Hello,

Thought I’d come and update. We looked at houses around Beckenham, Crystal Palace and Gipsy Hill, Streatham, Catfors but eventually bought in Penge. We love the house and the area. Thanks for all your suggestions.
