please help me join up the bits of my garden

I have a property which goes:

  1. back of house with small yard
  2. yard which 3 other households have rights of way over
  3. two garage areas (both mine but one garage was demolished by the previous owner)
4private garden. Here are some pics showing yard/garage areas/connection from garage to the private garden.

I want to join the garage to the garden - take out the back wall of it, have steps going up to the garden...

My DH is sceptical but would like a greenhouse so he's up for a partially or wholly glazed roof. Can you replace an asbestos roof with a different kind of roof without planning permission?

As for me I'm just desperate for privacy.... you will be able to see from the pics that we are very overlooked.

That's quite a view from your house!
The diagram helps explain your opening post; I can see the issue now. I don't know about planning permission, but you'd need a specialist company to deal with the asbestos roof I should think.

Would it be possible to move your garage/ create parking where your private yard currently is, accessed via the shared yard? You'd then have the whole rear plot as private garden with uninterrupted views. Not sure if the dimensions would allow for this?

Yes -not a garage, but parking yes.
That is an alternative -to fence round the rear plot.

I would be tempted to make the ex-garage a multi-purpose space: greenhouse / potting shed, storage, garden room, base for garden entertaining (saves you going back and forth to the kitchen).

I have now put a fence along the length of “former garage” which helps a bit to define my space. But the garage just got filled up with junk again.

Oh, and I was advised to apply for planning permission to replace the garage with a double garage before demolishing it (in case a future buyer prefers storage to garden)
