Cost of an extension in Reading

Just looking for an absolute rough estimate for a single storey extension 3.5 metres by 3 metres . Any ideas?

2.3-2.7k / sqm

We are local-ish to here and are doing a big extension at the moment. Quotes ranged from just above £2k to £4 k m2. We do have alot of steels though. We found all builders we wanted to use had a wait of a few months before they could start. You will then need to cost in any extras on top,building regs, planning upgrades to spec. Etc.
