Estate Agents new protocols

I had an interesting conversation with our estate agent this afternoon. The new protocols mean that agents will be spread much more thinly and will be vetting interested parties very strictly before allowing them to view. They will not be allowing viewings to any parties who are not proceedable.

Any potential viewer will have to demonstrate that they are either cash buyers or have a sale agreed on their existing property with evidence of exchange before they can arrange a viewing.

The agent said any other position is now considered time wasting. If they're not a serious buyer, ready to go, then you ain't seeing nothing.

I'm very glad to hear it, about time. I had a difficult house to sell and accepted offers from two cash buyers - both deals fell through in the end as neither of them could prove their funds. Months of angst for nothing,

I then paid a lot of money to enter my house into auction and had 33 viewings .... but the viewing agent's last comment really disappointed me - 'one viewer liked it so much she was going to put her house on the market immediately.' WTF, why was she allowed to view, were the others proceedable? Timewasters abound.
