Loft Coversion Cost

Has anyone had a loft conversion. I was thinking of something like this. Any idea of price??

I had one in the South East. IT wasn't like the one in the picture because that didn't give me enough headspace. We had a dormer and bathroom (not technically an ensuite as it has a separate door.) The conversion uncovered other work that needed doing like a new roof and the kitchen chimney removed and new water tank. It was around £60k but decorating and tiling was extra.

Was curious so did a quick search. Sounds in line with @MarshallChase...

I think the key would be putting aside a bit extra for any surprises that may need doing as well.

I paid 16k for something very similar including building regs, plastering, steel girders, everything. Mine was a truss roof.

Without the bathroom, sorry, didn’t see that. Mines a single room with two velux and a small landing.

We've been quoted £14 without bathroom, no dormer windows and corner spiral staircase.

South Wales. Hip to gable and rear dormer. I think it will be about 45k.

4k extras I specified, such as sound proofing, more fire doors on other rooms, new fuse box
2k bathroom
1k decoration
1 k carpets
1k Building regs etc. Plans

And that was the cheapest quote by a mile, I got 4. One was 50k

We are currently considering something similar. I had a guy from a design and build company round yesterday for a quote, after a quick measure it was clear that what I wanted wasn’t possible in the space. We can do a scaled down version, so just waiting on an estimate for that. So I’d say get someone round first, that’s the only way to know for sure.

I spoke to a builder last year about extension work, am torn between extending and moving so getting an idea of costs has helped. For a single room in the loft, with fixed staircase and two velux windows would be £10k. We are in Scotland though so maybe a bit cheaper than down south

Old house a couple of years ago, hip to gable dormer Juliet balcony, full planning and building regs £30k. No bathroom but plumbing done behind wall incase we wanted to add one Inthe future. You will need to put some ££ aside for meeting fire regs. We needed a new door pretty much everywhere due to house, new alarm system the works.

10k or 14k... with all the insulation I doubt you could buy the materials for that

London / Surrey borders. Mid Victorian terrace. We had what I think is called to as a hip to gable (like a toblerone stuck on side of roof!) shower room. Think build cost was around £45 - £50k including new boiler.

Including bathroom fittings, decorating and recarpeting house after probably about £60k.

Pretty much for in back in increased house value though.

Ours was £21k in about 2003, including adjacent shore and lavatory.

41k to plaster finish, London zone 5. Had two bedrooms put up there and a bathroom, with a dormer. Used Surrey Lofts and were very pleased overall although lots of our friends used them subsequently and two had problems with poor finishes (that were rectified).

Surrey lofts have now dissolved their original company and started under a new name this meaning they walk away from the issues and the guarantee is worthless!

Really!!! That’s interesting. They seemed very professional but you never know!

Yes I used on recommendation from a friend and thought the same. Had an issue with one bit which they did fix (but transpires not properly) but it reoccurred a couple of years on. When I went back to them with guarantee basically told we are not liable. Website and contact details and people all the same but minor change to legal name......

I hope the friend isn’t me . That’s very common with building firms especially isn’t it. Hope you got it all fixed!

All in ours was £50k, about five years ago, outer London. It gave us 2 bedrooms and a shower room. I think the quote was for more like £40k, but it didn't include bathroom fixtures and fittings, or decorating, or tiling, or carpets, or the built in cupboard doors (!) so costs snuck up. I love it though, it was worth every penny.
