Not leasing to students- does any such thing exist with blocks of flats?

Please excuse what may seem like a silly question but...MN wisdom and experience needed.

We are considering a 2nd home close to long distance family and have begun to think about 'what'. We'd imagined buying a small cottage but have started to consider a new flat, currently many being built.

The issue is, it's a university town (very good uni, top 10) and it's my home town too, where I grew up.

We've stayed in similar flats when visiting family and know that some are rented out to students.

Is there ever likely to be a clause in new-build blocks ( the sort we are thinking about) student lets are prohibited? Having been a student in the past I simply would not want all night parties to be going on next door!

I suspect the answer is 'no' but thought I'd ask.

I would be more concerned about AirBnB short term letting. I understand that this is a huge problem in Edinburgh.

Do your parents live in a tourist town?

In the flats we live our lease states they can only be let to one family unit, so they would exclude multiple students, but wouldn't stop one student renting and then having parties.

To be honest, if you want peace and quiet do not buy a flat. We have a nightmare neighbour who is renting the flat below us, the owner used to live there and moved out to rent it out. We are living an absolute hell.

No it's not Oxbridge or Scotland but it's a small city almost overwhelmed with students, although new halls of residence have been built.

I guess a flat appealed partly because of less maintenance, and it's close to a mainline station if we didn't want to do the long journey by car. But I do have doubts about noise from neighbours.

Sounds almost guaranteed that there will be other students living in the flats to me.

Best thing is to ask the council. Many university towns are only too aware of the effects on neighbourhoods and are trying too mitigate them.
