Adding value to my home

I bought this house when I moved to the west Country with my new job.
I got £30k off the sale because the previous owner had left the place in a mess, lovely 1980's brown woodwork everywhere, flamboyant artex everywhere, three beds converted into two and a realy really crap garden. The owner was desperate to move for personal reasons.
It's in an incredibly desirable village that normally I would not have been able to afford very popular with Londeners.
The problems are all decor, nothing major whatsoever, has new boiler etc. Just a batchelor who smoked living here before.
I was wondering how much money I can add putting the third bedroom back, it's a single but fits 6 foot bunk beds easily, the other two bedrooms are doubles.
It is nice having one big bedroom to myself but I need to add value to this house because I intend to sell it when I retire and move back to the seaside.
Once I've got rid of the artex and painted all the woodwork and done some garden magic which I am good at I think I can add 30-40k to this house given the area.
It's terraced but very quiet, good insulation. I don't hear the neighbours and the garden is a large courtyard.
This house would make a great holiday let or second home for someone given the lovely area it's in so I think it's worth putting that bedroom back.

Usually adding another bedroom is key to gaining value as long as the remaining rooms are not uncomfortably small and allow for furniture

For selling, I would kit the single bedroom out as a home office/study. In the new world of all WFH, a good study will be very appealing.

It is pretty inexpensive to get an electrician to add additional sockets and even a telephone point. People love it and they can always make it a single room if they prefer.

Are you identical to your neighbours. Have you seen what it looks like with the original (3 bed) layout?
