If you would like to discuss and pointlessly speculate about the housing market, please post here, so that I don't ruin dinner parties and every conversation I have in RL by boring everyone to death on the subject.

What do you think will happen in the next months and why?

I loved my flat there. Nice looking houses. Doesn't feel as close to town as it is iykwim - plenty of trees etc

I know i really wanted a period house but though i couldn't afford one It has a lovely garden too which is a bonus.If it doesn't happen I will wait i think as i do love those houses and it will be our last in brighton.I offered on a house i think opposite you on the corher of hford but turned down and now fallen through so if this is a no dp likes that one really confused!

Corner of Hford? One on the corner of HTr has a sold board up and there are a couple on the market in Hford itself...Another right at the end of BaR has been on the market for ages - def overpriced though.

There is also a nearly finished one on the corner of BR and HRi which isn't shifting - maybe they should have finished putting the windows in before they abandoned the job!

Anyway, when do you hope to hear about the place you have offered on? What are the agents like?

I think they will go below 2003 prices.
more like 2000/2001.

It is on the corner of ho rise and hford and had sold so board id dtill up but it did fall through last week.Good old style agent selling the one i want so hope i hear tomorrow

Wow noddy 20% off (you said earlier you were looking for 15% so you did really well.)
Kind of sweet it's the place you had to give up all those yrs ago. Makes me wonder if I should go out and put in a low offer.
Still I'm happy just waiting for the moment.

it was a buy to let and the end of tenancy is july so they really needed to sell.

Noddy - is there any news on your house - do you have a potential moving date yet?

I am keeping an eye on the market - lot of houses which were 400K+ now coming on for figures starting with a 3, but I want more of a drop!

I an thinking of starting a whispering campaign - do you think it would help

We live in London and sold in two weeks because we agreed a reasonable price, lower than we thought(houses with scary asking prices are not selling at all).

However, it turns out that in a county just out of London greedy residents are increasing their asking prices at a frightening speed (they are not selling though - we check the lists of sales gone through on a regular basis).

We are even thinking of going into rental and see what happens with the prices (people are not selling at those prices, so if they are genuine sellers they will have to come down). We were shocked to see that houses that sold for 250/280 last year are remarketed at 350-400, I mean it's mad when London prices are falling.

It's really irritating to us since it means waiting for the crunch but when people are so greedy and expect us Londoners to pay such high prices (London houses are cheaper now compared to those prices!), they don't deserve to sell at all. Some estate agents reckon that Londoners are stupid if they think we would fork out so much for a house that is actually smaller than the one we have in London!

Depends on your point of view though doesn't it?
Are you moving to the 'country' to work and live or to commute to London?
Lots of 'greedy residents' are fed up of 'us Londoners' moving into their pretty little towns and villages and inflating property prices out of reach of the 'greedy residents' children with 'us Londoners' over inflated salaries.
Never mind the massive suburban sprawl and increased traffic we cause blighting their quality of life

We are moving there to work and live there (and be close to family). We don't have huge salaries (I'm still on unpaid mat leave). People don't realise that most Londoners don't have huge salaries. We want to work from home as were are both self-employed. My point was that those houses won't sell (we saw the lists of sale and there were very few and always for cheaper, small houses). We haven't made a killing on our house because we wanted to sell. How can a house go up by 50-70 grands in a year? The town we have visited is so greedy that people are selling their back gardens to developers then they put up their house for sale with a minute garden and the builders due to build behind. I don't want to live near a building site, we are moving for quality of life.

Lister we have a house!Got a reslly good deal and we are exchanging in about 2 weeks and completing in july when the students move out.It is 27% cheaper than its original price and there are still houses the same for sale in same and next streets for about 70k more so i think when ours may help those come down .Our agent has been quite upfront about the state of the market.Very little selling and surveyors down valuing by about 15%

But goldenpeach your lack of salary or maternity leave is of no interest to someone putting their house on the market to see what they can get! Noddy illustrates this perfectly she got a 28% discount because she bought a BTL that the owner wanted out of you just havn't found that yet.

Since you're moving to be with relatives you will see my point about Londoners moving out pricing things out of everyone elses reach.
If I had a country house to sell and I knew the buyer was from London I would automatically inflate the price!

People selling their back gardens to developers is a well recognised problem, I thought some councils were banning it trouble is it is fueled by the gov wanting everyone to build on brownfield land.

House prices where I am would seem to have gone up by about 75% in the last 3 years, that's if you're an estate agent if you're an owner who knows there are suddenly about 6 for sale on the street, the last one to sell went for over 100K less than the one before (one before had been overdeveloped to the point of collapse the last needs some work but no where near a grands worth. Developer had a big grin on his face as he drove into the sunset in his porsche.

Anyway have you considered?
a) changing location
b) waiting (I've seen predictions of 30-50% falls tonight)
c) keeping looking -ask agent if he knows of any sellers getting divorced/fed up BTL landlords
d) downgrading your expectations
e) paying more
f) all five

Don't mind me we are pulling out of that house today as after taking further finance advice we are sure there are bigger falls coming and we want to maximise what we get!
