Hi folks - We are in process of buying a probate property which needs work and renovation. We are planning for Kitchen diner extension (4m x 6m). We have drawn up our own plans, thought to check out for some feedbacks here.

  1. Can we squeeze in a sitting area with TV and fireplace in the extension.
  2. we put the gas hob on the island so that whilst cooking can face the family.
  3. choice of U vs L vs I shaped kitchen.
  4. kept the laundry area on right side.

Any thoughts and suggestions pls, its a BIG project have to get right.

Hi.

We are doing similar at the moment (6x5m) and I think it is too small for a separate seating area but you may be able to fit in a couple of small chairs. Have you thought about moving the kitchen to the opposite side and then have the dininging table and chairs the other side. That way the chairs would be more tucked away.
You will be able to get away with an island but I heard that it is better to have worktop space on an island so you can chat to people better and not have the extractor fan in the wat. Plus you have to carry hot pans across the way to the sink (not really an issue though)
We are doing a u shaped kitchen with a small island/breakfast bar because of the multiple windows and openings we will have on the walls

I can’t quite tell but have you got a fully enclosed room in the centre? Can’t you get a window in there?

If you rotate the island you'll have a better gap between wall and island. Just wondering why you're not removing that large wall completely between seating area and kitchen table though? It would really open it up and solve any issues over space for seating

@Wrinklesareenhancing - that room is the current Dining room. We want to make that into a Living area and keep it cosy. TV will be in that room.
The reason we want to retain that room (@Loofah01)

  • retain an additional room
  • bit privacy, if there are people in the Kitchen/ dining area, then we can close the door and someone else can who doesn't want to be part of the conversation can use that space to watch TV separately etc.
  • Like the idea of rotating the island, but then what about the direction of cooking i.e I will be facing ??? and then I may not get cutting/ chopping area next to the hob.

@Hisashiburi. Thanks. I like that idea of moving the Kitchen to the other side altogether. Hmm

I totally get about having a separate room. As kids get older that’s vital IMO. However what is ‘cozy’ in the winter evenings is a dark cave on a summer night/day. Are you attached or can you add a side window. Honestly if you ever sell an internal room will put a lot of people off.
