Has done this. There's a steel lintel so it's not load bearing. House is in second year of 10 year warranty developer came to look and said definitely need replacing. He also said he wasn't sure why it had done it. If worst case I can't get it done under warranty any idea how much to sort. It's ground floor level.

Cracks like that are most likely through movement but it doesn't look like the bricks above are cracked?
You would think the bloody developer would have some building knowledge.

Sorry my fault he said could be settlement but could be frost damage either way needs sorting. He said it's not providing support the steel lintel is doing that but still requires replacing.
