New Haw, Surrey - advice needed please!

We have just sold our flat in Weybridge, as we have outgrown it (the two of us, plus baby and dog makes it a bit of a squeeze!). Looking to upsize and have found a house that would be perfect for us - it more than ticks all of our boxes and we can really see ourselves living in it.

We’re just a bit undecided on the area - we are priced out of Weybridge so were originally looking more at West Byfleet / Woodham but weren’t seeing what we wanted for our budget (either much too small and we won’t have the money to extend for the foreseeable future / a real project and we won’t have the budget to do the amount of work needed). This house gives us so much more for our money but think it might be a bit of a culture shock, having grown up in leafy Bucks and lived in a very affluent part of SW London before moving to Weybridge.

Any thoughts on the area would be much appreciated! Is it safe? Is antisocial behaviour a problem? Is it a good place for children to grow up? Is it up and coming?! Anything else we should know? The house is south of Woodham Lane, if that makes any difference.

Any general thoughts on location vs. house are also very welcome!

Lived there years ago and still have many friends that live there. Not sure where you mean, west byfleet end is a bit nicer toward Woodham. Excellent schoolS in New Haw and Westbyfleet. Great family community, lots of baby groups and clubs for children. Excellent travel links. There’s lots of leafy areas on your doorstep. Wisley, Newlands corner, Virginia water, Horsell common etc. It’s obviously not as salubrious as other areas but it’s good value

Hi, thanks so much for replying - really appreciate it. It’s a big decision to make! We’re looking at the West Byfleet end towards Heathervale - we were looking more towards Woodham but our budget is just not stretching as we’d hoped it would and I think the compromises to the type of house we can afford are too much. Do you have any thoughts on that area in particular?

Good to hear that it is a good family area, that’s really important to us.

I should have said above that I don’t drive (medical reasons so unfortunately not likely to change anytime soon) so will be on foot with my little one in tow when my husband is around, so harder to get out and about to leafy areas.

Thanks again - having a bit of a tough time making this decision. No crystal ball, unfortunately!

Everywhere is in walking distance. Local shops, parks, schools, west byfleet Drs, Waitrose, trains etc. It might be a good idea to go for a walk around the area where the house is to get a feel. Lots of my friends live around there and love it.

Also heathervale park is lovely. We go there still it’s outside paddling pool is the best in the area by far. The keep it clean and add the necessary cleaning products daily and test it. It’s big and green. The canal will take you to Weybridge and Guildford as well as towards Woking so lots of green on your doorstep
