Where to live for Epsom College?

My DD is accepted to Epsom College for Y7. I work in Chiswick where would be the best area to live? I am thinking near the college and I can take the train to work. What are the nice areas to buy nearby Epsom College (maybe bus ride away) and also accessible to Chiswick?

We are looking for a 5 bedroom detached house. Safe and not to far to public transport at least bus (but of course not right on the hussle bussle either). I am a city person but do want to live in a greener and more affordable, pleasant place. This might be where we settle so the decision is important.

Well, the College area is the nicest. But it’s a tricky journey to Chiswick by public transport from anywhere in the area.

Oh I am worried now! Is there a solution that would make my life commuting to Chiswick easier? Any nice neighbourhoods not to far from the school (a bus ride away) and easier access to Chiswick?

New Malden/Wimbledon common is in the middle driving between Chiswick and Epsom and have big houses but public transport is tricky.

Thames Ditton, long ditton, Banstead, again big houses, but hard to travel to Chiswick.

Epsom to Chiswick by train isn’t that bad, under an hour, change at Clapham junction. Not a bad commute at all.

What is your budget? Didn’t you think about travel to Chiswick before you applied to Epsom College?

Thank you all. Epson was not the first choice of schools but now among the ones she got offer for it happens to be the best.
Wimbledon will be too expensive.
Commute under an hour should not be too bad. We need to be close to the train though.

Thank you so much. Appreciate it. Looks great and the distances are fantastic. Do you live near there? I will certainly look at it but do you think the road is too close tot he main road (in terms of pollution?)

If you want to live near a station then there will be pollution.
This one is in a quieter location but further to the station, and up a hill.

That first house is by a very busy road although set back. It would be a pain if you need to drive anywhere in rush hour too as it’s the main road in/out of the Epsom one way system which is very busy. Lots of ambulances going to/from hospital on Dorking Road road too.

The second is lovely, much better location and so close to the school. Longer walk back from the station but would be worth it IMO.

Epsom have a six day week. Anecdotally, I hear this is pretty knackering for the kids, by about weds their pretty pooped. Try and live as near as you can OP, otherwise even very locally theyre not through the door until 6pm with a shed load of homework to plough through.

@oliv34....yes they do have pretty comfortable facilities at Epsom to get homework’s done, they are very well looked after. But work still does come home and there’s not a lot of free time tbh. If I were in your shoes, I’d rather put the journey on myself than the kids. The whole area is expensive but Leatherhead, Fetcham are more affordable.

Good houses sell quickly. I’m guessing that the second house is a bit tired (the kitchen!) and needs money spending on it. I’ll drive past today and have a look. I think it’s also on an unadopted road which may have a poor surface.

This one is under offer and sold quickly, so they do come up for sale. It’s a great location.

There’s a nice green leafy area called the Woodcote estate. I’ve done a screenshot of the Rightmove search if you want to have a look. They are 4 houses but lots have extensions. Easy walk to the station but a bit of a trek for the school.

The Chase Estate is really nice (West Hill Ave and area). Close to the station and Epsom Common.

The first proper visit to Epsom went well. We walked around, drove around. Drove around the college area, woodscote, lynwood. Nice places. Now it gets down to finding places that we like. Will go back to see some houses next.

@orchardgreen there is a house on Woodcote. I havent visited but looks good. Is that a good area? Do these kind of houses come available often?
