Why hasn’t this sold?

Considering making an offer on a property. It was on the market with one agent who couldn’t get us a viewing, said the seller was very unresponsive. Booked a weekend viewing, it got cancelled 90mins before it was due to start. Now the property is with another agent (weeks later) and we managed to get two viewings this week (husband was working so I did a cheeky recon by myself). Potentially interested but Zoopla tells me it’s been on the market 6-odd times since 2010 and hasn’t sold... what do we think? Seller isn’t serious? Something major is coming up on the surveys? Any thoughts?

I’d say something coming up on survey. If the seller is repeatedly marketing the property, there’s no good reason why they’d have refused an offer?

I mean, I know it’s bloody expensive - but not unusually so for the area. It’s also very poorly prepared for viewings in terms of tidiness.

(Should have NC for this, in hindsight, as outing to the owner - met them during the viewings!)

It’s not unduly expensive for the area... I imagine the survey would unearth some nasties.

If that was my budget I would be disappointed with the outdoor space,looks tatty and not in keeping with the house. It's also miniscule because they've extended right into the garden. I know gardens are small in London but that looks really small now.

Was it definitely the owner you met? Not a sitting tenant or a relative who refuses to leave?
Could you ring the previous agent and ask them why it hasn't sold?
I though agents had to tell you if a previous attempt at purchase failed because of the survey

Hmm, very odd that you couldn't get a viewing initially but now you can, I think after the first experience many wouldn't attempt again. This actually happened to us once and we just crossed the property off our list.
Potential for the survey to be flagging something but I did think that estate agents were obliged to tell you.
Finally looking at the pictures they haven't made a great deal of effort getting the bedrooms presentable in terms of collapsing down the massage table etc.
Having said all that it looks pretty good, only minor works needed to it in terms of updating one of the bathrooms.

I think it's overpriced. You could get that with a better garden for that price.

I'm not in touch with London prices, but the house looks fine - really nice, in fact. If the price is reasonable for the area, my guess would be some issue with the survey/searches/neighbours.

For a large house it seems to have a lack of bathroom space in general and a small, tatty garden.

4/5 beds should have one mahoosive family bathroom somewhere imo. Apart from the en-suite there’s a shower room next to the kitchen (which isn’t great anyway) and then a tiny sliver of a bathroom on the top floor...it looks extremely narrow.

It’s a family sized house...where are you (hypothetically) herding 3 kids to brush teeth in the morning rush? Downstairs, after dressing? Or up to the top floor to squeeze in there?

They do say it’s bathrooms and kitchens that sell houses and usually I see the opposite...a ridiculous number of large bathrooms and en-suites in houses, which seems desirable now.

This would put me off.

It's a very strange layout. A shower room downstairs, a reception, dining room and bedroom on the next floor up and then 3 beds on the next floor - but you have to walk through one of those to get to the bathroom. The lost space is listed as 'storage'. From the floor plan I can't see how there are 5 beds?

You could purchase several 4 bed detached homes in my area for the price of that one. Not relevant I know. I do like the purple dining set.

No idea why it has not sold but there must be some official person who can answer at your end OP

To count this as a a 5 bed you loose a dining room and reception room? Leaving just the family room and open kitchen dining area? As a mum of 3 teenagers this wouldn’t work for us. The garden size is ok. Is there on street parking right out side at least? One of the double bedrooms also looks rather narrow with not much space and the placement of the bathrooms would be an issue for us. It looks nicely kept sellers might be holding out for a better price or just unsure of selling.

possibly train noise! Nor far from the very busy W.Hamstead station. And v.small garden - possibly people always find a better option for that budget. The area is not that great tbh compared to Hamstead proper (Finchley rd as nearest High st - too busy/noisy) so maybe price needs to be a bi lower.
Having said that, we don't know if they refused any lower offers as I'm sure there were offers!.
