So photos all done and details written up, house went on the market on Saturday (but not yet online) and we have our first viewing this afternoon.

House is more tidy and clean than it has ever been. Hope it sells reasonably quickly as it would be really hard to keep it at this standard, it is half term so easier this week but once school starts back (teenagers and i’m a teacher) it will be a lot harder.

Viewing is at 4.30 so we are taking the dog for a walk at 4.15, what time is it good to arrive back at?

Ask the agent to text you when they are finished. Estimate is 30 mins.

Come back for 5. Give them time to definitely finish....a bit of time to be late, then look around and ask questions.

When you get back you could pop dog and teenagers in the car and you go in to see if they have finished.

(I actually think it will be easier during the week to keep the house tidy! Mine looks a mess every holiday!!)

Don't forget.to do little things like take most the coats off the coat rack. Hide shoes away. (We used to stick a whole load of bits in the car every viewing - blue IKEA bags were really useful!)

First viewing done, well I assume it was done as I was out the whole time. Tried to walk the dog but the boy had forgotten his coat 🙄 and gets cold extremely quickly (think getting blue around the lips) so we went to the local for a hot chocolate.

Another viewing at 12 today so back to the pub for lunch! At least next week we won’t have to try to be out of the house.

House is immaculate! Not sure how easy that is going to be to maintain.

Same position as you. I think I'm going too far in cleaning and dusting and actually tidying away too much stuff, doing too much hoovering and bathroom (3 of them) cleaning every time, changing out towels and pillowcases, making sure bedsclothes are hotel like etc. It is such an effort and sadly I have had 4 cancelled viewings, 1 on Saturday, 2 yesterday and 1 today all at very short notice. I had arranged my day around them, organised teens to all be out etc. I feel quite frustrated.

I think I need to be a bit more relaxed, the houses I'm viewing don't have the same amount of stuff cleared away (I cleared all my kitchen kit) or vases of fresh flowers out etc. I bought some plastic boxes that fit under my beds, they have been great for sticking all the bits and bobs and random clothes and damp towels in and just shoving under the bed before viewings. My DH is keeping all his sports kit bags in the car boot. I'm sick of trudging to the shed to store and then collect my clothes racks! We both work from home so it is proving a bit disruptive, especially having to clear away the office and all identifying stuff everytime. I have a list now of things to clear and change out and do a room check on the way out from top to bottom floor. When my neighbour sold a few years back he couldn't use his camper van for 3 months as he stored all his clutter there.

I hope you sell quickly at a great price! Sounds like you have a lot of interest.

@SapatSea I am doing the same. House is show home like at the moment. Nothing on kitchen worktops apart from toaster and kettle, everything hidden in the bathrooms (including deodorant, toothbrush and toothpaste), I am mopping myself out the back door!

Had the third viewing today (well I assume I did as I have absolutely no idea if anyone was actually here!) nothing more arranged until Monday so can relax a bit now.

Moved lots of times but this will be the first time we will be in a chain, seeing houses we like but don’t know when our will sell.
