Are we missing anything - take two !

Some of you may remember our lovely cottage from my previous thread, www.mumsnet.com/Talk/property/3692707-Are-we-missing-anything.
We took the house off the market in November for Xmas and it went back on on Friday with a new agent who seems great so far! Here’s the new link : www.rightmove.co.uk/property-for-sale/property-89375336.html, we’re keen to sell pretty quickly so any feedback would be great !

It's a lovely cottage.
Can't really fault it, other than to suggest you move that box/coffee table out of the middle of the sitting room. It looks like a trip hazard and too small to be functional as a coffee table - and too far from the sofa to be able to reach to put your wine glass down.

Make sure your agents get a floor plan up ASAP, especially important on a period property to see the layout. Some flowers around the place would give it some life in the spirit of impending spring time! Smile

Could you get the agent to put a floor plan on? It really helps to visualise the house in its entirety.

The garden needs a clean. Can you borrow a jet wash and get something colourful in there, like a big bright pot or two? A planter with trellis in front of the wall?

House is lovely. Can a bed fit in the smaller bedroom?

Is there any way to liven up the garden? I appreciate that it's February but it's really bleak!

Pop a little bench and a nice potted plant on the raised bit in the garden to give viewers a bit of an idea about what the garden could be.
And yes remove the box in the middle of the room, it spoils the spacious look.

I'd have some lamps around to brighten it up. Other than that the floor plan and garden like others have said. Is the garden very small?

The garden I’m aware is in such a state, got it done just before last time we put it on and have very much left it since, we’ll try and have a play with it, see what we can do, it’s not tiny but far from big !

I also don’t love the picture of the front, is it unreasonable to ask the estate agent to take another? We went with an online estate agent last time (who were rubbish!) but we could play with the photos and descriptions a bit more, struggling to be more hands off this time and let the professionals do their job !

Trying to figure out where to move the box in the living room to, might see if my parents will keep at theres for a bit as it’s really useful storage !

Oh and if anyone would like to help us look for a big 4 bed in the same area/Selby with a bit character and preferably near a train station for under 350, that would be great (it feels like we’ve seen everything already!)

It looks a lovely cottage. You need to spruce up the front and back. Pots or some nice plants (with colour) would do it. If the front of the house is the first image on rightmove I expect some people won’t look further.

The bedroom currently a music room would be better set up as a bedroom if possible, to show it can be.

I don't think it's unreasonable to ask them to re-take the shot of the front. Or take one yourself and ask them to switch it. The angle of the original one is so much better.

Yes definitely ask them to redo or give them one of your own for the front.

My neighbour’s sale fell through and they decided to spruce the garden up. Blue ceramic pots and small daffodils with iris reticulata looked really effective (they went under offer again very quickly).

Jet wash end bit of garden, some pots of something like that then a viburnum tinus in a pot for a bit of height and white flowers round about now, plus see what cheap but decent garden furniture on Gumtree/Facebook.
