How much did it cost? very similar property near me that I'm interested in and I'm trying to price up this kind of extension above the garage there will be internal fitting out etc too, moving a bathroom, new stud walls. My gut feel is £30k am I way off?

I have no idea. But my gut feeling is it would be more.
The garage won't be load bearing so there would have to be some engineering structural work done as well

ok so worst case we'd have to knock down the garage and put in a new foundation then rebuild the whole side. Actually that would probably work out better for rejigging the layout but cost-wise more like £50-75k?
