Where is nice to commute from for Stratford (London)?

Would love to have your advice. We live in Walthamstow, East London, and really love it but can't really afford it any more.

Any recommendations for somewhere that's maybe an hour or so to Stratford station? DH doesn't drive

Budget is only around £280,000 and a home would need to fit a tween and teen as well.

Feeling like this is an impossible challenge, I don't know where to start looking. I love the convenience of being in the city but with living costs so high, it's not like I can afford to really enjoy it all anyway!

Look further out along that line - Chelmsford or Colchester are within an hour of Stratford on the train with far more affordable house prices than London.

I know 0 about the area myself, but Leigh on Sea comes up on here often and it looks like there are trains to Stratford and affordable homes.

Folkestone is a fantastic place for a family to live and 280k would get you a fairly decent property here BUT HS1 prices are pretty expensive. Well worth considering it if you can afford the travel...

Folkestone (on Kent coast) is nowhere near Stratford and certainly more than an hour's commute, not to mention the cost of a season ticket!

Leigh on Sea is on the C2C line so would need to travel on the C2C to West Ham, then change to the London Underground to Stratford.

Lots of trains do stop at Stratford so best to look at some places further out with properties in your budget and walkable to the station. Look at, for example, Romford, Harold Wood, Brentwood, Chadwell Heath or further out towards Chelmsford or Wickford where you would get more for your money.

Billericay’s lovely and less than an hour to Stratford - direct train line.

It might not be geographically near, but it’s certainly commutable as we do it daily in less than an hour...

I'm in Billericay and have linked to a property there, but it is expensive and there's not a lot within walking distance of the station for OP's budget.

Have you looked into shared ownership? Not sure if it would be affordable, although it’s bloody supposed to be Hmm

I’m down the road in Leytonstone and there’s a few SO things around; if it worked out, it would avoid a change of schools etc.

Having said that, if you can afford the travel, Kent could be a good idea. Lots of friends have moved to Thanet.

I would say Chelmsford is a good bet. Less than an hour to Stratford, quite a few direct trains an hour. The highstreet has had lots of development, so lots to do for your kids. It's not as expensive as billericay, Wickford and Brentwood so would get more for your money :)

I'm on the other part of the hs1 line (Medway line), Stratford takes 15 minutes. Housing is affordable, but the commute is expensive. You'd need to decide whether 4k is do-able or not.

I’d also think that you need to take the travel costs into account! We ended up staying in Walthamstow (in a very tiny flat) but I can cycle to work for free - moving out and paying transport costs wasn’t worth it

OP is highly unlikely to get anything decent in Chelmsford or Leigh for her budget. ☹️

Wickford or Rayleigh might be a good bet, with direct trains to Stratford. Rayleigh has a nicer high street but Wickford is undergoing a lot of improvements (plus they have an AMAZING bakery, called Cossons)
