Aiieeeee. I am like a cat on a hot tin roof. I cannot settle or relax at al, keep waiting for something to go wrong.

Exciting, good luck! Presume you're just waiting for the call to say funds have been transferred? How many in your chain?

We moved a few months ago - chain of 2. We were completed by 12!

Yep waiting to hear. There is no chain - on either side. The property is empty, vendor lives abroad, and we’re FTB.

But it’s taken six months to get to this point, because my solicitors were so slow and I’m incompetent. Our mortgage offer is nearly about to run out!

How did it go OP? I remember buying my first property a million years ago, the excitement was incredible.

The best thing about the whole day for me was getting to drive my very own removal van (a hired transit) from my dads house to my new place with all my worldly possessions on board. I remember it so well, I grinned for the whole day.

Hopefully you are now in your new home and have some celebratory fizz in your glass!

I finally completed on Thursday too! It's been almost 9 months from start to completion.

I'm so happy with it. Builders have already ripped it half apart!

Sadly it didn’t happen. I’m so fucked off. 10am I was asked to send the funds over. Was so excited all day. I waited until 3.30 to call my solicitor only to be told that it wasn’t going to happen today.

The issue is that there’s a service management company with service fees to pay. We’ve had our share worked out ie from when we complete, and have paid our share. Vendors solicitor is arguing with the service management company about how much the vendor owes for the last year. My solicitor won’t complete until it’s sorted. He’s looking out for our best interests but he could have fucking called me on Friday afternoon!

To complicate matters the vendors solicitor was apparently waiting to complete and is annoyed my solicitor didn’t send funds over? So who the fuck knows what’s going on. Our mortgage is now live and we’re beginning to earn payable interest on a loan for something we haven’t bought yet 😡

So you have not yet exchanged? The mortgage should not be live until you complete.

Assuming you are in .England the completion date is fixed at exchange. Failure to complete on time carries penalties.

Was sorting out the service charge a condition of exchange, then?
I'm wondering why the solicitors haven't just organised a retention for the service charge.

Yes we are in England. I’m so pissed off. My solicitor should have been a lot more communicative than what he’s been. We’re FTB and don’t have a clue what’s happening.

I thought they had sorted it because we got a statement of monies owed by us and part of that was what we will need to pay. We sent it over. With our deposit as requested and the mortgage funds were drawn down. But I actually don’t have a clue what’s going on and now have to wait until Monday to yell at my solicitor.

Sounds to me like your exchanging and not waiting to complete, or perhaps they're trying to do both simultaneously.

But the PPs are right. Something Doesnt sound right. Are you exchanging and completing on the same day?

If you have exchanged, then all of this should have been sorted out and whoever is at fault for the delay should pay a penalty!

Tip for when it gets sorted and you try and complete again (soon I hope!) - DON'T exchange on a Friday. Anything goes wrong and you are stuffed for the weekend. Multiply that by 100 if its a BH weekend.

Go for earlier in the week and you have several working days to sort any wrangles.
