It's pretty much perfect but I don't want to offend should I be cheeky and offer 100,000? Another house on same street is up for 85,000.

Start at £85,00 pointing out those facts to the EA .. you can always go up 🤷‍♀️.. it's not really rude , it's just the way it is with house buying and selling .

Is the other house asimilar layout eg extended like that one is? According to Zooplankton a 3 bed sold for £84,000 last year.

I wouldn't offer below about 95k as I'd not take you seriously as a buyer below that. I cant believe you can get a 4 bed semi for that little, around here it's more like 350-400k for the equivalent! I think we need to moveSmile

I thought the Scottish system meant you offered over the price given and it went to sealed bids? (Disclaimer only bought in Edinburgh!)

I have no clue 1st time buyer. Google is full of different answers. I know my parents offered below the price in Scotland

Also the other house up for sale just reread it and it needs modernizing has no central heating so most be why it's a fair bit cheaper.

When we did it we submitted through our solicitor and they advised us on the price. Is that still the same?

I think that would be a good starting offer as to me it looks like it needs a great deal of modernising.
