Anyone know about coal mining buffer reports?

I’m supposed to be exchanging tomorrow and completing on the 30th, but I’ve just received an email from my solicitor advising me that the Coal mining buffer report has identified 2 successful claims for subsidence within 50m of the property I am buying. One is in the same street, but both are 1994.
It’s is a famously known mining area, so I’m not surprised I just don’t know what impact this information has on me, my mortgage or the delicately balancing chain we are in. Anyone been through similar and can help me work out my next steps?

Until you look at the reports and where any pits are, do some research on the area, speak to you estate agents about the history of the homes sold in the area, find out what remedial work has been done there is nothing you can do.
Has this report taken some time to appear? I would ask your solicitor to delay the process until you have time to check out the information.
You may wish to knock on the homes involved and ask them what issues they had, what work was undertaken, any guarantees and any reports they may have.
